Let’s see how our market is doing. New listings, days on the market, and sales are holding pretty steady. The average sales price continues to rise, up $5,500 to $299k since January and up over $40k since this time last year. Of the 250,000+ homes in Gwinnett County, only 1,000-2,000 have been up for sale the past several months. This makes for a tough situation for buyers and sellers. You're ready to sell your home. Now what? First, talk to an agent and see what your home is actually worth. Don't depend on Zillow or Redfin estimates. They use algorithms that gather general information about home sales. They can't take into account condition, local markets, etc. Now, you still need a place to live. If you're buying another home, get prequalified to buy. It's a seller's market and your home may sell much faster than you think. Get your home ready to sell: clean up, declutter, make sure a buyer can see themselves living in the house. You love that bright purple room and the giant eagle mural on the living room wall, but will a buyer? Now let's get your house sold!

It’s been a little while since our last market update so what’s going on in our area? There are only 1,047 homes for sale in Gwinnett County. That’s down from 2,683 at the same time last year. Median days on the market? Only 8. My last clients saw 9 homes and put in offers on 3 over a 6 week period before finally landing their purchase. It can be a daunting market for buyers and equally difficult for sellers. Even in a Seller’s Market, how do you know which offer to accept? How do the terms of each offer affect your bottom line? The answer? Use a Realtor. Find a local agent that you can trust, who knows the market, and you are confident can help guide you through the process.

COVID-19 Response:
While we all deal with the current situation, a unique circumstance is present in the real estate sector. Although considered an essential business by the Governor's order, there are still restrictions, legal and self-imposed, on real estate operations. Current transactions in process may be continued but with extreme caution and care. Open houses have all but ceased and in person showings are being limited to those absolutely necessary. Thankfully, we have many technological solutions we can use. From virtual home tours to virtual closings, the industry has stepped up to help ease the strain.
