It's true, thousands of rental homes across the country are self managed by the people that own them. However, after 20 years in the business I've learned that for the majority of them it takes a toll they wish they did not have to pay.
Take collecting rents. Some are so tired of hearing excuses that they alienate the tenants by being way to callous. Others are too nice and set themselves up to be taken advantage of. The solution is to hire TSG who will find a great balance and get the rent collected on time. In fact, since we started in 2008 even though managing 150 homes each year we have had only 7 evictions.
Another problem is maintaining the home. A self managed rental owner must have the time to devote, the knowledge to perform, or a list of reputable service providers who can get the maintenance done around the home. Many owners have not thought about the law of "Economy's of Scale". For example, the owner is paying way more for say a tree to be removed because he only has one tree. A large property manager like TSG, gets a significant discount because he uses that tree service so many times though out the year and can pass that savings back tot he owner.
