🏡 We had a nice finish to our spring. 🌷 While other parts of the state experienced a more sluggish May, our counties stayed steady and resilient. 📈 New listings went under contract, competition remained healthy, and home prices continued to grow. This is extremely normal, and normality helps both buyers and sellers move forward with confidence. 🤝

⚖️ The bottom line: NoCo is a fairly balanced market. Sellers who prepare their homes well and price strategically should anticipate strong offers. ✨ Many competing properties are overpriced or need major updates that buyers simply do not want to tackle. 🔑 Buyers, you not only have more time to make decisions but also more negotiating power to reduce costs and make those monthly payments more manageable. 💰

If you rent out the other side for around $1,400 per month, your effective monthly cost drops to about $1,445.💥 That’s less than many apartments in today’s market, and the difference is:

🏡 Think you need a huge amount of cash to buy a home? Not always. 👀 A recent first-time homebuyer client put down a $4,000 earnest money deposit. Through seller concessions and a rate buy down, we were able to get most of the closing costs covered. 🙌 At closing, he actually got $3,000 of that money back and bought his home with about $1,000 out of pocket. 💥
