Fierce competition: Low inventory means eager buyers. If you want top dollar, professional photography, staging, and curb appeal are non-negotiables.

Optimistically cautious: many predict a strong year for the economy and the stock market, but some are more enthusiastic than others. Don’t expect a recession, but don’t expect things to go completely smoothly, says Kristina Hooper, chief global market strategist at Invesco.

You know that feeling when you're getting ready to list your home and start getting overwhelmed about all the little updates you think you must do before putting it on the market?

Let me share some good news – some things don't necessarily need updating! It all depends on your home.

Sometimes after evaluating a home, we realize that it isn’t crucial to update certain areas/rooms. It's essential to lean on the expertise of your real estate agent. Which that is why I assess the market, the neighborhood, and the current demand to help you determine what's critical to attract buyers and what's not so important.

From my experience, it varies from house to house, but I always work to ensure your home is shown in its best light while staying within a reasonable budget.

With an HOA taking care of community features like landscaping and building maintenance, you'll find fewer chores on your weekend to-do list.

3. Your Wallet will Thank You

Often, being part of an HOA lets you become a homeowner at a more friendly price point—especially in condo communities that can be more budget-friendly than standalone homes.

4. Amenities Galore

Many HOA communities offer a wide range of amenities, including swimming pools, fitness centers, dog parks, hiking trails, and clubhouses, which can enhance your quality of life.

Cons:

1. Democracy, HOA-style

Budget decisions and other community-related issues? You'll vote on those with your fellow residents—and it’s not always a walk in the park to reach a consensus.

2. Surprise Costs

Every so often, HOAs will levy 'special assessments.' These unexpected costs can catch homeowners off guard, but they’re necessary to cover expenses like a new roof for the clubhouse or resurfacing the community pool.

3. Not So Free Rein

Want to rent out your place on Airbnb? Or paint your front door a vibrant red? Some HOAs have rules restricting rentals and home modifications, so if you have big plans for your home’s use or exterior, you must read the restrictions carefully.

Wondering what the 2024 housing market might bring for homebuyers?

Here is the latest forecast:

1. Mortgage rates: While rates reached more than a two-decade high in 2023, they cooled at the end of the year. Expect them to settle between 6% and 6.5% in 2024. This is higher than pandemic levels but lower than 2023 peaks.

2. Home sales: The number of home sales is predicted to pick up in 2024 but will still be below average due to ongoing uncertainties in the economy and the housing market.

3. Home prices: The direction of home prices depends on market dynamics. If sellers enter the market before first-time buyers, expect a modest dip in prices early in the year. If buyers enter first, it will be a competitive market with rising prices. However, any price drop is likely to be short-lived due to low inventory levels.

4. Inventory: Inventory will increase somewhat in 2024, but it will still be low largely due to demographic factors, such as Baby Boomers staying in their homes longer and fewer homes available for downsizing.

5. Renting: Rental deals may be more attractive than buying in the early part of 2024 due to new apartment constructions and rent declines. Nonetheless, the demand for homeownership remains strong among millennials, a group that’s underrepresented in current homeownership statistics.

Have you heard of modular homes? Could they be the future of affordable housing?

Modular homes aren’t the same as manufactured (mobile) homes. Modular homes are a viable alternative to a traditional design-and-build home. They’re factory-built, transported, and set up on a permanent spot by a builder.

Here’s more on the pros and cons: 

✨Pros of Modular Homes:

• More affordable to build
• Shorter build times
• No on-site home inspections — they’re done at the factory
• Can be customized
• Typically built with environmentally-friendly materials and practices
• Can be more energy efficient
• No weather-related building delays

✨Cons of Modular Homes:

• Requires purchasing the land first
• Cannot be built on subdivisions
• Requires additional foundation, electrical, plumbing, and sewage set up on-site
• Differences in the quality of manufacturers — careful research is recommended
• May require a short-term construction loan to finance the project and a later conversion to a longer-term mortgage

So What about the Cost?
On average, modular homes range from $90-$120/sq ft. This can fluctuate with design and additional services. Plus, leaving room in your budget for land costs, foundation, utilities, and potential closing costs for loan conversions is always good. 
When built right, you often can’t tell the difference between a modular home and a traditionally built home.
