We evaluate visually accessible portions of the gas and waterline connections, the exhaust system, and we will determine the functionality of the unit *at the time of the inspection* as well as provide our clients with the AGE/MAKE/MODEL of the unit, for your knowledge and future reference.

Most Manufacturers recommend draining & flushing your Water Heater about once a year, to remove sediment and debris from inside of the tank. If you have “hard water”, it is recommended every six months, in order to keep the unit running effectively and efficiently.

Federal Pacific Electrical Panels
with STAB-LOK breakers
🚩🚩🚩RED FLAG 🚩🚩🚩

During yesterday’s inspection, we encountered an NOTORIOUS Red Flag - a Federal Pacific Electric (FPE) Stab-Lok panel.

These panels, common in homes built between the 1950s and 1980s, are a significant safety concern due to an alarming failure rate!

Here’s what you need to know:

🔥 Fire Hazard: FPE breakers have a high failure rate and may NOT trip during an overcurrent or short circuit, dramatically increasing the risk of fire.

⚠️ Defective Breakers: Studies have shown a significant percentage of these breakers are inherently defective.

🚫 No Official Recall: Despite these dangers, there has been NO mandatory recall issued by the Consumer Product Safety Commission.

💡 Replacement Recommended: Many qualified electricians and home inspectors strongly advise replacing FPE panels for your safety.

🏠 Insurance Issues: Be aware that some insurance companies may deny coverage to homes with FPE panels due to the known risks.

⚙️ Outdated: FPE panels do not meet current National Electrical Code (NEC) requirements.

🤯 Still Present: Shockingly, millions of homes still have these hazardous panels installed.
