Finally getting around to sharing on property #2!

We did A LOT more work on this one than we anticipated but it all worked out for the best! The major things we did:
- Full roof and gutter replacement
- Separated the garage for privacy and added an entry door to one unit from the garage
- New garage doors
- Added electrical on second floor
- New bathroom plumbing and shower surround
- Replaced about 3/4 of the carpet with some new carpet and some LVP
- Painted all cabinets and refaced all countertops in bathrooms and kitchens
- New appliances in one unit

We finished up reno mid-April and tenants moved in April 1st. Onto the next project!

Just your friendly neighborhood reminder to do your own due diligence always 😊

This roof leak was NOT caught during our home inspection. Luckily, we noticed it during a later walkthrough and were able to get it looked into and negotiate with the seller prior to closing. Now, we have an entire brand new roof and the bedroom is all fixed up but it could have been a very bad (and over $20k) post-closing realization.

Just some fun stats from our first time renting out a unit!

- 14 of of 25 scheduled showings showed up
- Of those 14, 10 wanted an application
- 6 out of those 10 applied by deadline
- 4 of those 6 applicants, met all qualifications

One year ago we closed on property #1 (doors 1 & 2). We renovated and house hacked for a year. We thought it would be fun to dive into a little numbers update.

- Purchase price (1 yr ago) $205,000
- Loan with 10% down at an interest rate it 2.625%
- Monthly mortgage payment (including taxes and insurance) $1,165
- Current rents total $1,950 per month

I don’t think we could ask for much more from our first property or the great tenants we have there. We put a lot of sweat equity and work into this one and she’ll be with us for many, many years to come.

We are looking forward to jumping into property #2 (doors 3 & 4) next week!

I didn’t know if we’d ever make this post but… we have an ACCEPTED OFFER ON PROPERTY #2!

Quick details:
- Two story side by side duplex in a B class neighborhood
- 4 beds, 4 baths (2 beds, 2 bath each side)
- Just under 1,200 sq ft per side
- Listed at $255,000 and under contract at $250,000

Now we begin our due diligence with more walk throughs, a home inspection, and appraisal. If all goes well, we will close mid next month!

I promise there’s a good reason we’ve been quiet lately….

We’re expecting a baby this spring! Even though she has no income or credit, we think we’re gonna like her so we’re going to waive rent payments for awhile 🥰

Also, send some good vibes our way! We are preapproved and actively searching for property #2. This market is TOUGH, so we need it!
