🏠 Roofs & Insurance — Important Info for Home Buyers & Sellers! 🏠

A recent home inspection brought up some valuable details about roofs and insurance coverage, and I wanted to share this because many buyers and sellers don’t realize how much roofs can affect insurability today.

I love learning directly from trusted professionals — in this case, a knowledgeable home inspector! 🔍

I also have a background in insurance inspections, where part of my role was estimating the approximate age and condition of roof coverings. One thing I’ve seen firsthand: insurance companies are becoming much stricter about roof age and condition when approving coverage. ⚠️

Here are some important takeaways from the inspection report:

✅ Asphalt shingle roofs may still appear “serviceable” even with normal granule loss.
✅ Proper attic ventilation, sun exposure, wind exposure, and debris buildup all impact a roof’s lifespan.
✅ Every roof ages differently depending on material quality and installation.
✅ Insurance companies may question or deny coverage on older roofs — even if there are no active leaks.

The inspector also recommended:
📌 Buyers contact their insurance provider BEFORE closing to confirm coverage eligibility.
📌 Having a professional roofing contractor inspect and certify roofs over a few years old to determine remaining life expectancy and the number of roof layers.

One of the biggest misconceptions in real estate is assuming roof age alone tells the full story. Condition, maintenance, installation quality, and environmental factors all matter.

The best ways to verify roof age:
✔️ Ask the homeowner
✔️ Locate permits or receipts
✔️ Contact the roofing contractor or manufacturer

I will agree.

The overall market narrative right now feels far more negative than the actual economic data supports. What I am seeing is not a collapsing environment. It is a market becoming more selective, more intentional, and more payment sensitive.

Here are a few trends standing out right now:

• Rates are expected to remain relatively stable near term
Why it matters: Buyers waiting for major rate relief may continue waiting longer than expected, while prepared buyers continue moving forward.

• Energy and transportation costs remain elevated
Why it matters: Buyers are increasingly evaluating full monthly lifestyle costs, not just principal and interest.

• The labor market is still holding up well
Why it matters: Stable employment continues supporting demand and keeping qualified buyers active.

• Consumers are becoming more disciplined financially
Why it matters: Buyers are asking deeper questions around affordability, reserves, and long term sustainability before making decisions.

• Investment in technology and infrastructure remains strong
Why it matters: Continued economic investment supports long term confidence even during periods of market uncertainty.

The theme I continue seeing is this. The market is not freezing. It is filtering. Buyers who understand their numbers and feel financially aligned are still making moves. The hesitation is coming more from uncertainty than inability. That creates an opportunity for us to lead earlier in the process and help buyers build confidence before they step into competition.

Bought a Single Family home in 2025 in Neenah, WI.
