🏡 Open House Recap & Why We Chose This Strategy
I've had a few Realtors ask why this listing launched with multiple open houses. The answer is simple: it's about balancing maximum buyer exposure with the seller's quality of life.
People live in their homes. They have families, pets, work schedules, and daily routines. Constant showings can be disruptive, especially during the first week on the market when interest is highest.
Our strategy was to invite the majority of buyers through during designated open house times while still allowing private showings immediately before and after each open house. This week, we're opening additional scheduled showing opportunities based on the seller's availability.
Here's how the weekend went:
✅ Thursday evening: Busy with 6 groups through
✅ Saturday morning: Slower, which is fairly typical
✅ Sunday afternoon: Strong traffic and buyer interest
We received a couple of offers, but none that the seller felt were worth entertaining at this time.
Now we move into the next phase: reviewing buyer feedback, accommodating scheduled showings, and continuing to position the home for the strongest possible offer.
Every home, seller, and market situation is different. The key is having a strategy that works for the seller while still creating opportunity and exposure for buyers.
