🏡 Green Bay Market Update – April 2026

We’re still in a seller’s market right now, but things are definitely starting to feel a bit more normal compared to the fast-paced market we saw over the last couple of years.

Homes are still selling close to asking price or slightly over, but they’re taking a little more time to move — and buyers are starting to see a bit more inventory hit the market.

📊 Right now we’re at about 2.5 months of inventory
📅 Average days on market is around 6 weeks
💰 Median sales price is holding steady with modest growth

Sellers who price correctly are still getting strong results… and buyers finally have a little more breathing room than they did during the frenzy the last few years.

If you’re thinking about buying or selling, this is a good time to look at your specific situation — because the “market” can look very different depending on price range and location.

Last week I shared what today’s buyers look like — this week, here’s what the seller side of the market is telling us 👀🏡

2025 Seller Snapshot 📊

Highlights from the National Association of REALTORS® 2025 Profile of Home Buyers and Sellers, based on a nationwide survey of recent sellers from July 2024–June 2025:

🔹Median seller age: 64 — the highest ever recorded

🔹81% of homes sold did not have children under age 18 living in the home

🔹Home size change after selling:
– 34% traded up to a larger home
– 32% downsized
– 32% purchased a similar-sized home

🔹50% purchased a newer home than the one they sold

🔹Median years in the home: 11 (up from 10 last year)
– For comparison, between 2000–2008, it was 6 years.

🔹91% of sellers used a real estate agent — an all-time high

Together, buyer and seller trends help paint a clearer picture of today’s housing market. 🏡

2025 Homebuyer Snapshot 📊

Highlights from the National Association of REALTORS® 2025 Profile of Home Buyers and Sellers, based on a nationwide survey of homebuyers from July 2024–June 2025:

🔸Median first-time buyer age: 40 (up from 38 the prior year & now the highest on record)

🔸First-time buyers: 21% of the market (lowest share since tracking began in 1981)

🔸Median first-time buyer down payment: 10%

🔸Median overall buyer age: 59 (up from 56 the prior year)

🔸Median repeat buyer age: 62 (up from 61 the prior year)

🔸Median repeat buyer down payment: 23%

🔸Buyer makeup:
– 61% married couples
– 21% single females
– 9% single males
– Remaining buyers include other household types

🔸76% of buyers did not have a child under age 18

These numbers offer a helpful snapshot of how today’s homebuying landscape continues to evolve.
