Both of these photos were taken right here in St. Augustine. Long before contracts, closings, and open houses, there were sandy toes, sunburned noses, and a whole lot of time spent by the water.

Some homes tell a story the moment you step inside.

Our recent sellers in Fleming Island had one of those homes. They’ve lived in this community for many years, and it showed in every detail — especially the fountain they installed in their backyard pond. It was such a unique touch, and the kind of thing that tells you instantly: these owners truly loved their home and the life they built here.

But life was calling them in a new direction. A new job opportunity in South Florida, searching for a rental before their next purchase, and family moving to different areas — all the moving pieces that make a big decision like this feel overwhelming. They had tried to sell before without success, so when they called Manifest Realty and our broker/owner, Lesley Davidson, it was time to take a thoughtful new approach.

Lately, we’ve been using AI room staging for vacant bedrooms in our listings — and it’s been a game changer. Instead of asking buyers to imagine the potential of an unfinished or unused space, we can show it.

Right now, we have a listing featuring a true hidden gem: a fourth-bedroom private wing with its own bathroom and separate entrance. It was previously used for multigenerational living, but today it’s empty. Rather than leave it to guesswork, we used AI to stage it as:
