End of the Year and a Holiday Season...

No worries, decorate your home as if it wasn't on the market. Remember, there are still buyers looking to buy, especially before the end of the year. To make your home more marketable you want to decorate as usual so potential buyers can see celebrating the holidays in 'their' new home next year. Yes, make sure you decorate it to be general but festive. Leave out the personal ornaments and decorations. You want the potential buyers to see what your home has to offer them and not for them to see you in the home. Your home has so much potential, and that is why you purchased it. Let the others know that potential too. Buyers are still out there and looking, so don't give up just because it is the holiday season.

As November is coming to an end, What will 2025 bring...

As some of us are focusing on family and friends this week, and some are focused on moving, the question arises of where our real estate market stands - buyer or seller? As 2024 closes and 2025 begins, the Arizona real estate market will remain competitive because of the weather, job opportunities, and affordability. Houses are going for an average of 3% higher from the previous year, continuing into 2025. The number of days on the market has significantly declined also by about 20 days on average.

So, is the market buyer-friendly or seller-friendly? It depends, as it favors both. Sellers are seeing an increase in price and a decrease in days on the market. Buyers see job opportunities, especially for young families, good neighborhoods, and a good climate.

From a local real estate agent's view, it's a win-win for both.

Halloween is Next Week...

With Halloween upon us, as you expect children trick and treating, you want to make sure your yard is free of clutter, make sure your bushes are trimmed and free from potential hazards, make sure the driveway and pathways are clear of debris and not slippery, basically make sure it is a safe path for the trick and treaters. This is also necessary for selling your home, as potential home buyers' first impression will be driving up and walking up on the property. You do not want them to imagine how much work will be needed on the inside if a lot of work is required on the outside; this could turn them away before they even walk inside.

Trim those bushes/trees, mulch the flower beds, clean the driveway/pathway, and ensure the home has a welcoming and open feeling from the moment a potential buyer sees the house. Cooler Temperatures are on the Horizon...

As September ends and October approaches, cooler temperatures will be setting in. With the cooler temperatures, if you are trying to sell, this is the time to open the windows and allow the breezes and fresh air to show the openness of your home. With the windows open, remember to remove personal items and bulky furniture and keep things light and airy. As a seller, you want buyers to see them in your home. You want them to see the openness, the freshness, and everything you initially saw in the house when you purchased it.

As for buyers, this is a good time, as the holidays are fast approaching, and sellers will be looking to sell soon so they can relocate/downsize/upsize/etc. before the holidays set in. Let's get ready for a reasonable selling and/or buying month!

Decent News For Our Arizona Real Estate

It looks like the second half of the year will be a benefit for sellers and buyers, as it is predicted that as mortgage rates stabilize and being the end of summer into the fall, where competition to find a home isn't as competitive. Sellers will have a better opportunity to sell their home close to asking price, while buyers will have a bit more options and better mortgage rates then the beginning of the year to purchase a home. So, no matter if you are a seller or a buyer, get your paperwork ready, your home cleaned up, and enlist a real estate agent who is local, understands your wants and needs.

Are you trying to sell your home during these summer months?

Sellers have the temptation to keep the thermostat a bit higher to save a little money, which is a bad idea. A seller wants to make their home as attractive as possible, especially before and during showings, which include aesthetics and comfort, such as keeping the house cool. If buyers enter a hot and humid home, they won’t stay long, leaving an unpleasant memory of their experience in the home. So, keep it cool. Another idea is never to underestimate the power of a cool, refreshing drink during open houses, such as lemon water, cucumber water, etc.

Arizona's housing market has become less competitive, so if you are a buyer this a excellent news. In today's market buyers have more control for purchasing a home than the seller does trying to sell their home. As you are looking for a home, consider the following: the cost of living, crime statistics, employment opportunities, amenities, taxes, and if you have a family the schools within the area. A local real estate agent is a great way to cut some of that time consuming research done as they are already familiar with the area, will have the information already available, can help find funding, and locating a home for you.

One thing that a local real estate agent cannot do for you, is Arizona's weather and activities within Arizona, will it be a fit for you? Looking around and become familiar with the area before making that final commitment to purchase, as purchasing is a huge obligation.

If you are looking at selling, this is when many homes sell above average. Get those homes ready to sell by eliminating any personal items, make the house look spacious by eliminating unnecessary furniture, make sure the outside is presentable as that is what the potential buyer will see first, open curtains and show the natural light, and make sure pet items are put away. Making a first impression is a lasting impression for potential buyers, so let them see the beauty of the home and the beauty of their family living there.
