One of the biggest misconceptions I hear from first-time buyers is:

“I need 20% down before I can buy a house.”

In many cases, that’s simply not true.

A lot of buyers purchase with as little as 3-5% down, and depending on the loan program, sometimes even less.

Obviously every situation is different, but I’ve seen people wait years because they thought homeownership was further away than it actually was.

And that’s where deals get messy.

You shouldn’t feel rushed or unsure when you’re signing something this important.

RAINY DAYS ARE ONE OF THE BEST TOOLS FOR A HOME BUYER

I was waiting on a client for a showing today while it was raining, and it reminded me of something most buyers don’t realize…

Rainy days are actually one of the best times to tour a home.

Why?

Because you get to see how the property handles real conditions:
• Does water pool in the yard?
• Any signs of moisture in the basement?
• Are the gutters and drainage working properly?

These are things you won’t catch on a perfect sunny day.

If you’re thinking about buying, don’t be so quick to reschedule when it rains, it might save you from a costly mistake later.
