December Home Sales Exceed Expectations

Sales of previously owned homes in December rose to a seasonally adjusted, annualized rate of 4.35 million units, a 5.1% increase from November. This was higher than analysts' expectations of a 2% gain. Sales were 1.4% higher than a year earlier.

For the full year, there were 4.06 million existing home sales, unchanged from 2024.

After adjusting for seasonal factors, December sales were the strongest in nearly three years. Sales increased in all regions month-over-month and were higher annually in the Northeast and Midwest, but lower in the South and West.

This count is based on closings, so sales contracts were likely signed in October and November, when mortgage rates weren't moving much. The average rate on the 30-year fixed loan hovered between 6.2% and 6.3% during that time. That rate, however, was lower than it was last spring and summer, when it was closer to 7%.

Inventory was the big headline of the monthly report. There were 1.18 million units available for sale at the end of December, down 18% from November, although 3.5% higher year-over-year.

With stronger sales, that dropped the supply to just 3.3 months, which is considered quite lean. Low supply kept prices in positive territory, although just barely.

The median price of a home sold in December was $405,400, up 0.4% annually and the 30th straight month of annual gains. The increase, however, was smaller than the 1.2% gain in November.1

First and foremost, everyone stay warm and inside!! Times like this are when you really enjoy your home, that warm fireplace, and stay-in fun! Don't go out unless it is absolutely necessary; we cannot control the ice!! On the housing market, note that the winter average days on the market is around 73, which is what we have going on now. And like the article states, just because a house has set for 2+ months, doesn't mean it's not a good deal. Some homes are priced too high from the beginning, many competing homes in the same area and some may show better, others may have issues. Sometimes the issues can be to your advantage, if worth the work. You should always get a home inspection because even if the home looks good, it may still have some issues. Small issues can be okay, but major issues allow you negotiating power. That's where we, the experts, Realtors, come in. Try not to do it alone, often times it will not come out to your advantage. Three 3 most common real estate questions & answers!
1. Will I be able to find a home? Right now 1 million homes on the market! Highest number since 2019!
2. Can I afford? Rates down to the lowest this year so far and sales price rising at a normal pace!
3. Should I wait for prices to come down? We are hoping for 1 more rate decrease but may or may not happen. With current rates and homes on the market and less competition and sellers willing to make concessions. If you need to make a move and can find what you want, this is a petfect time and way to start the new year!

Homes that have been on the market longer can be a gem! Usually the price, condition or seller unwilling to move on price. But after sitting for awhile and especially in colder months, sellers understand the market better and are willing to negotiate. This can be significant savings to the buyer.
