Scams are becoming increasingly smarter and more common. While you might believe you're savvy enough to spot a potential scam a mile away, rapid tech advancements are making it harder than ever to determine what's real and what's fake. Professional scammers often use psychological tricks to catch you off guard. Let's break down the most common tactics scammers use and how to spot them before it's too late.

Creating Urgency

Scammers often create fake emergencies to pressure you into making fast decisions. For example, you might receive a message saying your mortgage payment failed. Slow down and make sure all the information lines up before giving out your money or information.

Pretending To Be an Authority Figure

Scammers might pose as your bank, loan officer, or a government representative. They can even spoof phone numbers or email addresses to look legitimate. Always verify who you're talking to by reaching out through official channels.

Offering Help First

Some fraudsters will offer to help with a problem first. For example, they might claim to be able to fix a loan issue or repair your credit. This creates a false sense of obligation and makes you more likely to give them your personal information later.

Never share personal or financial info through unexpected emails, calls, or texts. If something feels off, hang up or log off and verify before responding.

"What Your Homeowners Insurance Policy typically Does NOT Cover"

As a retired Insurance Representative (home and auto damage claims manager and automobile repair) and now a Maryland Realtor; here is a little FYI for you...

Your mortgage company typically requires you to purchase homeowners insurance, and that is strongly advised even if you pay off your mortgage or buy your home for all cash. It is a safety net if the unexpected happens to your home, your belongings or visitors to your property.

What standard homeowners insurance policies cover

A standard homeowners insurance policy provides a significant level of protection. If your home is destroyed or damaged because of a fire, windstorm, lightning strike or other disaster, your insurance will pay to help rebuild or repair your home.

If someone breaks into your home and steals or damages your personal property, your insurance will help cover the costs of replacing these items. And if someone is injured on your property and sues you for medical costs? Your policy will help cover your legal bills or help pay for the injured person's medical care.

Your policy will even help cover the costs of hotel stays and meals if your home is damaged and you can't live in it while it is being repaired.

Homeowners insurance provides a significant amount of protection. But not even the best homeowners' insurance policy 'covers everything.

Keep in mind that there are exceptions, and standard policies usually don't cover these five common situations:

Flooding. Your insurance policy won't cover flood damage caused by heavy rains or a nearby waterway overflowing. For protection against flooding, you'll need to purchase flood insurance issued by the National Flood Insurance Program administered by the Federal Emergency Management Agency. Homeowners insurance policies, though, will cover water damage caused by backed-up sewer lines or a malfunctioning sump pump. They'll also cover water damage from a burst pipe if your insurer determines that the problem wasn't caused by a lack of maintenance on your part.

Termite and other insect damage. Your homeowners insurance policy won't cover damage caused by insects such as termites or ants. Policies also don't cover damage caused by other pests such as mice. Why? Insurers consider this a maintenance issue. If you notice signs of insect or pest damage, you should hire exterminators to take care of the issue before it develops into a more serious one.

Earthquakes. Your policy won't cover damage caused by an earthquake. If you live in an area prone to these natural disasters, you can purchase a separate earthquake policy that will pay if your home is damaged or destroyed by an earthquake.

Sinkholes. Sinkholes fall into the same category as earthquakes. Standard homeowners insurance policies don't cover damage caused by a sinkhole. Again, if you live in an area that is prone to sinkholes, you can purchase a separate sinkhole policy for protection.

Home businesses. If you operate a business from your home and someone is injured while visiting that business, your homeowners insurance policy won't cover any of that person's medical bills. It also won't cover your legal bills if that person sues you. For coverage of these scenarios, you can purchase a home-based business insurance policy to provide this type of protection.

As you can see, it's important to understand the limitations of your standard homeowners policy. That way, you can add extra coverage to provide the best protection for your home.

Retirement should be a time of celebration when your hard work finally pays off. However, for many people nearing this stage of life, long-term financial stability becomes a concern. If you're a homeowner aged 62 or older, a reverse mortgage could provide extra cash to cover living expenses, home improvements, or health care costs.

What Is a Reverse Mortgage?

A reverse mortgage is a type of loan that lets seniors convert a portion of their home equity into cash. Unlike a traditional mortgage where you make monthly payments to a lender, a reverse mortgage provides you with payments while you continue to live in your home. When you sell your property or pass away, the loan is repaid.

How Does a Reverse Mortgage Work?

The loan amount you're eligible to receive is based on your home's value, age, and current interest rates. You can receive funds as a lump sum, monthly payments, or a line of credit. During this time, you won't be required to make monthly payments on your mortgage. However, you'll need to continue paying property taxes and homeowners insurance.

What Are the Benefits of a Reverse Mortgage?

Many seniors choose to take out a reverse mortgage loan so they can continue living in their homes without the burden of mortgage payments. Some of the other advantages include:

Access to tax-free cash since a reverse mortgage is not considered taxable income.
No credit score requirement, making it easier to qualify.
Flexible payment options, ranging from a lump sum to an ongoing line of credit.
FHA insurance protection that guarantees you never owe more than your home is worth, even if its value decreases during the life span of your loan.
What Are the Potential Drawbacks of a Reverse Mortgage?

Before you decide to take out a reverse mortgage on your property, let's address some of the potential drawbacks to make sure it's the best solution for your circumstances:

Reverse mortgages often have higher fees than traditional loans. These include closing costs and mortgage insurance.
As loan interest accumulates, you may see a decline in your home equity. This can decrease the amount you're able to leave behind for your heirs.
While you may not need to repay the loan in your lifetime, it still needs to be repaid. When you move out or pass away, your home must be sold to cover any outstanding balance.
In addition to paying property taxes and insurance, you must keep up with routine home maintenance. Failure to do so could result in foreclosure.

A bit of safety information as a reminder while the seasons change.

Open Water Rip Current Warning…

For those hitting the ocean and waves this summer.
It maybe simple to spot a rip current; if you’re paying attention. Unfortunately, that rip current is probably where it looks to be the easiest and safest to enter the sea. This is because the rip current is looping around and pulling back OUT. Hence no waves rolling IN. NEVER ENTER THE WATER HERE. If you are already in the sea and get caught in a rip current, you'll know because you will suddenly be moved from your location and it will be impossible to swim against it; DON’t PANIC. Swim ACROSS, not against the rip current. For example, rather than trying to swim to shore while being pushed out, swim parallel to the beach and you will be able to swim out of it. Then you can swim ashore. Please educate friends and family visiting the beaches this summer.

Note… it may not always be so obvious as in the one picture (red arrows); can you locate the rip current in the other picture?
