Your buyer might be qualified.
Your unit might show beautifully.
The offer might look strong.

But if the HOA’s master insurance documents are missing, delayed, or do not meet lender requirements, the transaction can slow down fast.

That is frustrating because it is not about your paint color, staging, or pricing.

It is about whether the building or community checks the boxes the lender needs.

Before you list, get ahead of it.

Ask for the HOA master insurance policy, current budget, reserve information, pending assessments, and any known deferred maintenance details.

Find the issue before the buyer’s lender does.
