Congratulations to my client on the purchase of her beautiful home. In all my years of real estate I’ve never had a deal with so many ups and downs as this one. I’m still not sure how I pulled it off lol however seeing my client get her keys and the seller’s agent telling me he knows if it weren’t for me, my empathy, and patience it wouldn’t have worked was enough for me. Congratulations to my client on the purchase of this beautiful home. Lenee contacted me on a Thursday, had a pre-approval letter by Friday, two more pre-approvals by Monday and we were under contract by Tuesday. I was even able to negotiate some closing cost for my client. Two weeks in her lender informed her she would need an additional $40k more than what was originally stated. Lenee did her own research and determined the lender was misinterpreting a new regulation. And by research I mean she called Fannie and Freddie herself lol She refused to budge. I contacted my preferred lender Brenda Davis who did some research and confirmed Lenee was in fact correct. She took over, saved the deal, and closed it in two weeks.

𝙻𝙴𝙽𝙴𝙴 𝙸 𝙰𝙼 𝚂𝙾 𝙿𝚁𝙾𝚄𝙳 𝙾𝙵 𝚈𝙾𝚄! 𝚈𝙾𝚄 𝙳𝙸𝙳 𝚃𝙷𝙰𝚃 🥳🥳🥳🥳

A few things to note:

❗️ Have your stuff together. Lenee had her credit, assets/income together so when she was ready to buy, she was pre-approved instantly. She couldn’t be told no.

❗️ Get educated and ask questions. I guarantee you Lenee knows this reg by heart now lol She may be a lender after this.
❗️ Your agent should have a team which consist of lenders that they can vouch for. I knew if it could be done and my client didn’t have to pay the extra $40k, my lender could do it.
❗️ Lastly, it does matter who your agent is. You need an agent with patience, determination, and professionalism… HIRE ME ☺️
