When you close on a house, make sure that you always buy the title insurance. I know people firsthand in which it was the best money they could have ever spent. It will protect you in case there is ever a future problem with previous problems that were out of your control before you ever bought the property. Examples of this would be:
(1) previous (from a prior owner) unpaid property taxes
(2) fraud or forgery of previous paperwork
(3) a spouse or unknown heir who claims they own the property.
There could be other reasons as well.
Be smart. Always buy title insurance!

Today is Friday. So I am going to do another Friday fun fact.
There were many ways in which homeowners would announce to the world that they had completely paid off their home. One way was to place a cast iron eagle on the outside of their home showing they were free of mortgage payments!

Today is Friday, so I am going to start posting a fun fact about real estate every week.
Did you know that San Francisco is a city literally built on ships?
When the California gold rush was happening, hopeful prospectors would arrive by ship, leaving them abandoned in the harbor. As the city grew, land there, just as it is today extremely expensive. So the city started repurposing the ships that were still usable into various types of uses normally seen on land. In time, people started even building on top of the sunken unusable ships!
