"We can just call the name on the yard sign down the street."

That's what a relocating dad told us a few months back. So he did. He called four agents off four yard signs across the Triad.

Two never called him back. One emailed a generic MLS list with 40 homes that didn't fit anything his family actually needed. That left one conversation worth having.

More homes across the Piedmont Triad cut their price in the last 7 days than actually came on the market πŸ‘€

592 price decreases across Guilford, Davidson, Forsyth, and Randolph counties. Only 399 new listings hit the MLS in that same week. And while 370 homes closed, another 331 went pending, so buyers are still out here writing offers, just more selectively.

Bottom line. Well-priced homes in neighborhoods highly desired neighborhoods are still going under contract fast. The ones sitting are usually fighting deferred repairs, older aesthetics or a price that doesn't match the block.

What we're telling our buyers: You have room to breathe and actually negotiate terms right now. You don't have to give away everything you've got.

What we're telling our sellers: Price it right below what the comps are showing to drive traffic, leave no stone unturned when it comes to prepping the house to sell, do the maintenance items you've been putting off, stage the house, and make those necessary improvements.

The highest bidder doesn't win. Terms do. πŸ‘πŸ»

One of my clients had to sell her home and buy her next one at the same time. Two timelines, two contracts, two sets of terms that had to line up.

On the buy side, we didn't win by overpaying. We won on terms. A clean offer, smart contingencies, and informed decision, and we got the seller to shut down showings on day one. No bidding war. No blowing the budget.
