What is a Balanced Market? A balanced real estate market is a state of equilibrium where the supply of homes for sale roughly matches the demand from buyers. In this type of market, neither buyers nor sellers have a significant advantage, creating a more stable and predictable environment for all parties. Here is how High Point is looking.

Ever wondered about the difference between a property on a river and one on a lake? While both offer beautiful water views, the legal and ecological terms for them are distinct!

Let's clear up the confusion between Riparian and Littoral:

๐ŸŒŠ Riparian (Think Rivers & Streams!)

This term applies to land and rights associated with flowing bodies of water like rivers, streams, and creeks.

If you own property along a river, you have "riparian rights," which often include reasonable use of the water and sometimes even ownership to the center of the waterway (for non-navigable streams).

The "riparian zone" is that crucial strip of land right next to the river, vital for water quality and wildlife!

๐Ÿ–๏ธ Littoral (Think Lakes, Oceans & Seas!)

This term refers to land and rights connected to non-flowing or large, static bodies of water like lakes, oceans, and seas.

If your property is on a lake or the ocean, you have "littoral rights," giving you access to and enjoyment of the shoreline.

The "littoral zone" is the shallow area along the shore where sunlight reaches the bottom, supporting diverse aquatic life.

In short:

Riparian = Running Water (Rivers)

Littoral = Standing Water (Lakes, Oceans)

Knowing the difference can be super helpful, especially if you're buying or selling waterfront property, or just appreciate the nature around you!
