Because the market isn’t exactly the same for:

🏡 A first-time buyer looking for a starter home
🏘️ Someone shopping for a townhome
✨ A buyer looking at higher-priced homes
📍 Greensboro vs. Winston-Salem vs. another Triad community
💰 A homeowner thinking about selling
🔑 A buyer trying to purchase

You may hear:

And I’m NOT talking about something major like the house falling apart.

I mean that one thing that technically could be changed…but YOU already know you don’t want to deal with it. 👀

Is it…

A. 🧹 Carpet EVERYWHERE — and yes, I mean everywhere 😩
B. 🍳 A tiny kitchen with barely any counter space
C. 🛁 Only ONE bathroom
D. 👗 A primary closet that looks like it was designed for four shirts 😂

Listen, I KNOW you’ve checked it.

And probably more than once. 😂

Online home-value estimates can be interesting to watch, but when you’re actually considering selling, there’s a lot more that goes into determining a strategic listing price.

I’m looking at things like:

🏡 Recent comparable sales
📍 Your specific location
📐 Square footage and property features
🔨 Condition and updates
🏘️ Current competing listings
📊 What buyers are doing in your local market
💰 The pricing strategy that makes sense for YOUR goals

And sometimes two houses that look very similar online can have differences that matter once we actually evaluate them.

✨ An online estimate is a starting point—not a personalized pricing strategy.

So before you get TOO excited because the internet added $40K to your house overnight… 😂

Let’s look at the actual market data.

🏡📸 EVER skipped a house because the listing photos weren't giving what they needed to give? 😂

Don't be too quick to swipe left on a house!

Photos can make a home look better OR worse than it actually feels in person. A home you overlook online could have:

✨ A layout that flows much better in person
📏 Rooms that feel larger than the photos suggest
🌳 An amazing backyard that wasn't photographed well
☀️ Beautiful natural light
📍 A location you absolutely love
🔨 Cosmetic issues that are easier to change than you think

On the flip side, gorgeous wide-angle photos can sometimes make spaces appear much larger than they feel when you're actually standing in them. 👀

💡 BUYER TIP: If a home meets your major criteria—location, price range, bedrooms, bathrooms, etc.—but the pictures aren't WOWING you, don't automatically eliminate it.

Sometimes you need to walk the house before you judge the house.

Paint can change. Flooring can change. Light fixtures can change.

But you can't pick up the house and move it to another lot. 😂
