Three months of searching together. A complicated transaction with challenges most buyers never see coming. And somewhere in the middle of all of that, they referred their parents to me too🥹

That second call is the part I keep coming back to...because when someone is already stressed about their own home purchase and still trusts you enough to send their family your way, that means something that no five-star rating can fully capture.

And then there's the "before, during, and after" line. After is the part most agents don't talk about. The check-ins that happen when the paperwork is signed, and the moving boxes are unpacked, and a question comes up that nobody warned them about. That's still my job. It doesn't have an end date✨

🐜 Pest-proof indoors and outdoors - bugs and rodents are most active right now, and they are actively looking for an entry point. Walk your foundation, check your window screens, and seal any gaps you find before they find them first.

🔨 Fix holes or loose nails on fences - summer storms are coming, and a fence that's already compromised doesn't stand a chance. A quick check now is significantly cheaper than a full repair later.

🚗 Fill holes or cracks in your driveway - water gets into concrete cracks, expands in heat, and turns a small fix into a big one faster than you'd think. This is a $10 tube of concrete filler versus a $2,000 driveway repair.

🪲 Schedule professional pest maintenance - a one-time DIY spray is fine, but a licensed pest control company creates a perimeter that actually holds through the season. Worth every penny in NC summers.

💧 Check for leaky pipes or stagnant water - standing water is a mosquito breeding ground, and a leak you don't know about is quietly doing damage somewhere inside your walls. Check under sinks, around your water heater, and anywhere water runs regularly.

And when we found this two-bedroom, two-bath condo in Oak Grove Crossing - freshly painted, carpets cleaned, move-in ready - the math finally made sense in a way it hadn't before. That moment where a buyer goes from "I think I might be ready" to "let's do this" is my favorite part of this job. Every single time🙌🏻

✨SOLD✨ Burlington, NC. And I'm still smiling about this one🙌🏻BECAUSE...this deal had every reason to fall apart, and it didn't.

Multiple offers. Strong competition. A buyer relocating from out of state who couldn't walk through the home in person. And a contingency sitting right there in the offer that most sellers would have looked at and moved on from immediately.

We got it done anyway💪🏻

And I think that's worth talking about - because I hear from buyers all the time who have been told their situation is too complicated or the market is too competitive or the timing just isn't right. What happened here is a pretty direct argument against all of that. Getting under contract in a multiple offer situation isn't just about the number at the top of the page. The sellers read the whole thing. They talk to their agent about who is on the other side of this deal. They think about who is most likely to actually close. So that's where we focused our energy - making sure my buyers looked like exactly who they are. Ready. Serious. Capable. And worth choosing over everyone else in that pile.

To my buyers - doing this from a distance, trusting someone you mostly talked to through a screen to handle something this important...that takes guts.
