Hiring ASAP - HVAC experience preferred!

As a Maintenance Technician you will report to the Facilities Manager and assist in maintaining the safety, cleanliness and operations of the community. The Maintenance Technician will assist the Facilities Manager in work orders, grounds keeping, apartment turnover and other maintenance related tasks to enhance the value of the community while also maximizing the living experience for our residents. You are expected to have a positive attitude toward our residents and visitors and demonstrate a great work ethic. Varsity Campus takes pride in being fully invested in every job duty, down to the smallest detail. No matter of someone’s position or superiority, everyone picks up trash.

Primary Responsibilities (including but not limited to)
- Regularly and genuinely display excellent customer service and teamwork.
- Respond promptly and expertly to apartment and community work orders, which include but are not limited to, electrical, plumbing, HVAC, drywall and painting, appliance repairs, and make readies.
- Maintain a safe, clean, and operational clubhouse, fitness center, office, model, hallways and stairwells, trash rooms and all other common areas.
- Make sure that the property is free of trash, debris and waste and maintains an outstanding curb appeal by keeping grounds clean and maintained.
- Monitor and perform preventative maintenance and general repair to the building’s interior and exterior systems.
- Advise the Facilities Manager of items needing attention in the apartment or community; ex. Damaged carpet or furniture, window or door repair, curb appeal, etc.
- Ensure a pristine appearance of each apartment prior to new resident move-in.
- Conduct property and apartment inspections by designated due dates.
- Provide assistance with “turn” season as directed.
- Participate in the on-call rotation with Facilities Manager, which may include after-hours emergencies, lockouts, fire alarms, etc.
- Understand and comply with all policies and procedures and demonstrate safe working practices. Respond to emergencies according to policies and procedures.
- Participate in and attend training sessions and team meetings.
- Perform any other reasonable requests made by supervisors.
Minimum Requirements:
- 1-3 years of relevant work experience, property management or student housing experience is a plus.
- High School Diploma or GED is preferred.
- Must have a positive attitude, enthusiasm, and attention to detail.
- Ability to use hand and power tools.
- Must be able to work weekends and holidays, if necessary, and available for after-hours on-call duties.
- Must be within a 25-minute drive to the assigned property
- Must be available for the entire month of August and be available for overtime, as needed during “turn” season.
- Must be able to complete physical labor for at least eight hours per day and lift at least 75 pounds.
- Ability to prioritize and multitask
- Moderate understanding of computers to be able to use property management software, electronic key software and communicate through email and instant messaging effectively.
- Accreditation and certifications in maintenance skills, including HVAC, is a plus.
- Must be willing to travel for company events, conferences, and to assist other properties.

As Assistant General Manager, you are expected to provide support to the General Manager in the daily operations of the property, maintaining policy and procedure and improving the value of the community through various on-going responsibilities. These responsibilities include but are not limited to, sales, leasing, resident relations, budgeting and reporting, property and staff management, account management and rent collections, customer service, market research, and administrative tasks. You are also directly responsible for the Community Assistant’s training, scheduling and oversight. The Assistant General Manager is to show respect for their team and display a positive and energetic demeanor. Primary Responsibilities (including but not limited to)

- Demonstrate and uphold a positive and professional approach towards the company, residents and their visitors, prospective residents, vendors, the University, and the public.
- Assist in directing the daily activities of safety, leasing and marketing and resident relations.
-Consistently achieve property occupancy goals by practicing company procedures and standards.
- Seek improvements in operations to meet and/or exceed financial and leasing goals and maximize Net Operating Income.
- Command leasing and marketing efforts to reach goal of 100% occupancy year after year.
- Participate in after hours on-call duties which may include after-hours and weekend emergencies, lockouts, fire alarms, etc.
- Maintain complete and accurate community files and records, including audits of lease files and ensuring all data has been input correctly into management software.
- Conduct weekly market studies and other reports to help develop better strategies and forecast for the future.
- Assists in giving leasing tours, answering phone calls and responding to emails effectively. Present the property and apartments to prospective residents, utilizes feature/benefit selling, closes the sale and completes follow-up.
- Maintain resident ledgers to ensure correct balances and aids in collection of rent, deposits, and other charges; minimizes delinquency through consistent follow-up, including phone calls, emails, notices, and personal visits.
- Support the General Manager in any disciplinary or promotional recommendations of all office personnel.
- Assist in ensuring that entire staff complies with corporate procedures, Fair - Housing laws and company policy and expectations.
- Supports the General Manager in interviewing, screening and hiring new team members and train staff and new hires of all aspects of the property and its operations.
- Perform any other reasonable requests made by supervisor.

Qualifications
- Minimum 2 years of relevant work experience. Experience in property management or student housing is preferred.
- Bachelor’s degree is preferred.
- Customer service, organization, creativity and sales skills are essential.
- Must be willing to work holidays and/or weekends for special events, when necessary.
- Must be available for the entire month of August and be available for overtime, as needed during “turn” season.
- Must participate in after hours on-call responsibilities and be within a 25-minute drive to the assigned property
- Great ability to effectively use and navigate computers, tablets, social media and software, including Microsoft Office and property management software.
- Ability to prioritize, multitask, and manage a team.
- Must be willing to travel for company events, conferences, and to assist other properties.

You will report to and work directly with the General Manager in grounds maintenance, vendor relations and negotiations, and budgeting of materials and services.

Primary Responsibilities (including but not limited to)
- Regularly display excellent customer service and lead your team by example.
- Develop practices to ensure that community maintenance activity is handled and recorded in a timely manner.
- Respond promptly and expertly to apartment and community work orders, which include but are not limited to, electrical, plumbing, HVAC, drywall and painting, appliance repairs, and make readies.
- Maintain a safe, clean, and operational clubhouse, fitness center, office, model, hallways and stairwells, trash rooms and all other common areas.
- Make sure that the property is free of trash, debris and waste and maintains an outstanding curb appeal by keeping grounds clean and maintained.
- Monitor and perform preventative maintenance and general repair to the building’s interior and exterior systems.
- Ensure community safety, including proper maintenance and inspections of fire alarms, smoke detectors, tanning bed maintenance and sanitation, surveillance cameras, etc.
- Manage key safety and security, including logging keys, dispersing to residents, vendors, etc.
- Handle items needing attention in the apartment or community; ex. Damaged carpet or furniture, window or door repair, curb appeal, etc.
- Communicate with property manager and NDG corporate of items needing attention.
- Manage “turn” season and develop organizational and operational systems to ensure a pristine appearance of each apartment prior to new resident move-in.
- Conduct property and apartment inspections by designated due dates, including quarterly apartment inspections.
- Continually analyze maintenance operations with attention to cost reduction. Keep accurate records regarding preventative maintenance, work orders, apartment refurbishment, vendor insurance, annual inspections, inventories and purchase orders.
- Participate in the on-call rotation with the facilities technician(s), which may include after-hours emergencies, lockouts, fire alarms, etc.
- Understand and practice safe practices and uses of chemicals within the community.
- Understand and comply with all policies and procedures and demonstrate safe working practices. Respond to emergencies according to policies and procedures.
- Participate in and attend training sessions and team meetings.
- Perform any other reasonable requests made by supervisor.

Minimum Requirements
3-5 years of relevant work experience, property management or student housing experience is a plus.
High School Diploma or GED in required.
Must have a positive attitude, enthusiasm, and attention to detail.
Ability to use hand and power tools.
