Very critical for a home buyer to get a home inspection even if the buyer waives repairs so the buyer can find out any hidden issues that may warrant walking away from the deal at the risk of losing any Due Diligence Fees, especially if the repairs will be for more than the deposit. This is also true for brand new construction because shortcuts may have been taken by the builder or unskilled labor. Protect yourself with a home inspection. And never ever deal with an on-site Realtor/salesperson but always get a Realtor to represent you in the purchase process and it won’t cost you a dime. Would you allow a divorce lawyer work both sides? Don’t do it.
