It is the moment a home finally becomes yours, and all of the little things you have been picturing along the way can actually begin. Morning coffee in your new kitchen, settling into a new neighborhood, making the space your own, and slowly creating the routines that make it feel like home.⁠

Fall has a way of changing the pace of the real estate market, and for buyers, that can be a really good thing!⁠

The spring and summer months tend to bring more activity and competition, while fall can give buyers a little more room to slow down, take a closer look, and think through their options. You may also be working with sellers who are ready to have a conversation, which can create opportunities that were not there earlier in the year.⁠

I also love that you get to experience a home a little differently this time of year. You can see how the natural light changes, what the outdoor spaces look like as the seasons shift, and even get a better feel for the neighborhood once everyone is back into their usual routines.⁠

One of my favorite things about real estate is that it gives me an excuse to know Greensboro really well.⁠

I spend so much of my time moving between different neighborhoods, meeting people, stopping by local businesses, and getting to see the little things that give each part of the city its own personality. After a while, you start to know which streets feel a little quieter, where you might walk for coffee on a Saturday morning, and which areas put you close to the places you already love.⁠

That is the kind of information I love being able to share with my clients. Finding a home is one piece of it, but finding the part of Greensboro that feels right for your everyday life matters, too!⁠

Your home search checklist might start with bedrooms, bathrooms, and a certain neighborhood, but I always encourage my buyers to think a little beyond the basics.⁠

What are the things that would actually make a difference in your everyday life? Maybe you want plenty of natural light, a backyard you will use, a kitchen with room to gather, or an extra space that can become an office. And then there are the things that might seem important at first, but could easily be changed later!⁠

Having a list is helpful, but knowing which things are truly must-haves and which ones you are willing to be flexible on is just as important. Sometimes the right home checks every box, and sometimes it surprises you with things you did not even know belonged on your list.⁠

The weather starts to cool down, everyone seems to spend a little more time outside, and it’s such a good time to enjoy the places that make this city feel like home. Spend a Saturday morning at the Greensboro Farmers Curb Market, take a walk through Country Park or the Arboretum, or pick a neighborhood you don’t know quite as well and spend some time exploring!⁠

I always tell my clients that getting to know Greensboro goes beyond looking at houses. Spend time in the neighborhoods, visit the local spots, and see what your everyday life could actually look like here.⁠
