Small touch-ups that make a big difference before you list:

✔️ Repaint scuffed baseboards and door frames for a clean finish
✔️ Replace burnt-out bulbs with warm-toned lighting
✔️ Tighten loose cabinet handles and door k***s
✔️ Re-caulk tubs, sinks, and showers for a fresh, sealed look
✔️ Oil squeaky hinges so doors open smoothly
✔️ Power wash driveways, entryways, and patios
✔️ Replace old or worn welcome mats to create an inviting entry
✔️ Clean window tracks and sliding door rails for easy use
✔️ Touch up chipped paint patches on walls and trim

These small details tell buyers your home is well cared for – and that builds trust before they even read the inspection report.

But, there's one big key touch-up I didn't include in my list... send me a DM and I'll share it with you!

Listing photos speak before you ever greet a buyer.

Dark, cluttered photos tell buyers a home feels cramped or neglected.

Overly edited photos make them suspicious about what’s real.

After all, great photos are designed to do two things: a) show true space and b) invite buyers to see themselves there.

Simple, right?

Make sure every room is clean, decluttered, and lit well. Highlight flow, not just features. Capture the mood that feels like home.

Since buyers scroll fast, the right photo stops them long enough to click for a tour 📸

Scent is powerful – it shapes how buyers remember your home.

In fall, avoid heavy cinnamon candles or artificial pumpkin sprays. They can feel overpowering and fake.

Instead, aim for fresh and subtle. Clean linen, soft vanilla, or even just opening windows before a showing creates an airy, neutral base ☁️

Buyers want to imagine themselves living there, not feel like they’re stepping into someone else’s potpourri collection!

If your home smells clean and calm, buyers focus on the space – not what you’re trying to cover up 🌿

Your entryway sets the tone for the entire showing.

As fall arrives, think warmth and welcome.

Swap out tired mats for clean, neutral tones.

Add a subtle seasonal wreath or potted mums by the door.

Make sure lighting is bright but warm – harsh overheads kill the mood... fast.

And your shoes piled up by the door? They instantly shrink your space. Tuck them away to keep the entryway feeling open and calm.

First impressions matter – buyers decide how they feel about your home before they’ve even stepped into the living room 🍁

Thinking of offering incentives to sell your home faster?

They can work – but only when used strategically.

Covering a portion of closing costs or offering a credit for minor updates can widen your buyer pool, but lowering the price is often more impactful than throwing in extras that buyers didn’t prioritize.

Most importantly, incentives can’t fix an overpriced listing, so pricing it right from day one beats offering credits weeks later.

Ever walked into a home and felt like you stepped back a decade?

The reality is that buyers notice when finishes, fixtures, and layouts feel dated.

Yes, this even means the small things: yellowed outlets, bulky light fixtures, or overly textured walls can all make a space feel rundown.

The good news? Updating doesn’t always mean renovating. A fresh coat of paint, modern hardware, and warm lighting go way further than you think.

Buyers want a home that feels ready for their life today, not someone else’s decades ago.
