If you have a newer septic (last 10 years) - be sure to clean the outlet filter occasionally. This helps trap any leftover solids from entering your finger system and potentially clogging the lines. I recommend having two filters on hand so the swap out is quicker!

Did you know most water heaters last 6-10 years? But then again I’ve seen them fail in 2 years and last 20+ years. Water quality and use impact this also.

I find double tapped breakers on almost every inspection. Usually from a DIY project or an unaware professional.

It is a simple fix usually with a big risk reduction. An inspection helps find these to help protect your home.

Knob-and-tube wiring is commonly found in older homes usually built before 1940 and isn’t automatically unsafe. However, it is an outdated wiring method that lacks many modern safety features.

Buyers should be aware that some insurance companies may have restrictions on energized knob-and-tube wiring, and electrical upgrades may be needed in the future.

A qualified electrician can evaluate the system and recommend repairs or upgrades if desired.

Older doesn’t always mean bad—but it does mean understanding what you’re buying.
