MLS Clear Cooperation Policy Update
Please note this important change made by NTREIS to the Clear Cooperation Policy. As a reminder, the Clear Cooperation policy requires that a property must be added to the MLS within one business day of any public marketing. Public marketing is any communication outside of your brokerage regarding the property, including social media, email blasts, yard signs, and phone calls or texts to agents outside of your brokerage.

What has changed?

NTREIS Rules were changed on June 15, 2022, and the policy no longer requires the full address of the property for a violation to be issued. Violations of the policy result in a $1,000 fine for the first violation and increase progressively up to a fine of $5,000. This means that any marketing of the property outside of your brokerage, whether or not it includes the address in the marketing (social post, email, etc.), must be placed in the MLS within one business day or a violation will be issued.

In order to make sure that GFWAR agents and brokers are given an education period before violations under the new policy are issued, the GFWAR Board of Directors has set the date of October 1, 2022, when violations may be issued. Please make sure to familiarize yourself with the Clear Cooperation Policy and the impact this change may have on your marketing efforts.

Beginning October 1, 2022, reporting of potential violations to the GFWAR MLS Department must still include the following:
Listing agent and company name
Documentation (image of marketing)

Violations may be reported anonymously.
