Nobody warns you that moving to the Upstate quietly comes with a whole new personality 😅

One minute you’re casually exploring Greenville…
Next thing you know:

• your weekends revolve around hiking trails
• you have multiple favorite local coffee shops

The Upstate has a way of pulling people into the lifestyle pretty quickly.

Honestly part of what makes this area so fun to work in is seeing how many different communities, lifestyles, and personalities exist across Greenville and the surrounding areas.

More inventory is starting to hit the market across Greenville and the Upstate, but so are more buyers - which means preparation matters more than people think.

A few things that can make a BIG difference this spring:

📍 Upstate Market Insight: Inventory is rising - but so are expectations.

Across Greenville and the Upstate, inventory continues to increase compared to the last couple of years, giving buyers more options and a little more negotiating power. Recent local data shows active inventory in Greenville County up more than 20% year-over-year, while homes are also taking longer to go pending than they did during the peak market frenzy. ()

At the same time, mortgage rates have continued hovering around the mid-6% range nationally, which has buyers paying closer attention to monthly payments and overall value. ()

What that means here in the Upstate:

• Buyers are being more selective
• Homes that feel overpriced are sitting longer
• Updated, move-in-ready homes are standing out more than ever
• Sellers are having to compete on presentation, pricing, and condition — not just location

The interesting part?

Figured it was time for a proper introduction...

I’m Cody - originally from Northern California, now proud to call the Upstate home.

Over the years, I’ve lived in different parts of the country, built businesses, learned a lot through experience, and eventually found my way to real estate here in Greenville. What started as a move quickly became a place I genuinely care about.

A lot of why I love this job comes down to people. I enjoy helping others navigate big decisions, understand their options, and feel confident throughout the process - without pressure or unnecessary noise.

Outside of real estate, most of my time is spent with my daughter Riley, enjoying lake life, sports, and everything that makes the Upstate such a great place to live.
