🚨 BRAND NEW HOME… 21 ISSUES FOUND! 🏠😳

Think you can skip the inspection because you’re buying new construction? Think again.

I recently had a client buying a brand-new home, and we still had an independent inspection completed before closing.

The inspector found 21 issues.

New doesn’t mean perfect. Builders, contractors, and subcontractors are human, and things can be missed during construction.

This is exactly why I encourage my buyers to protect themselves and get an independent inspection—even when the home has never been lived in.

You’re spending hundreds of thousands of dollars. Don’t skip an inspection to save a few hundred.

Date the rate. Marry the price. 🏡

One of the biggest mistakes buyers can make is sitting on the sidelines waiting for the “perfect” interest rate.

I bought when rates were around 7%. Seven months later, I refinanced to 5%.

Could rates go lower? Absolutely. But if they do, you could also be competing against more buyers and paying significantly more for the same house.

You can refinance a rate. You can’t refinance the price you paid for the house.

Don’t try to perfectly time the market. Buy when the numbers make sense for YOU—the right property, the right area, and a payment you can comfortably afford.

And most importantly, work with an agent who will tell you what you need to hear—not just what you want to hear.
