August's numbers reinforce that there is no single trend defining the Upstate housing market.

Inventory increased modestly from July across Greater Greenville, Spartanburg, and the Western Upstate, while homes took longer to sell in all three markets. Average sales prices increased month over month in Greater Greenville and Spartanburg but declined in the Western Upstate.

Looking beyond the monthly figures reveals even greater differences. Greater Greenville continues to show relatively resilient sales activity, Spartanburg is moving at a slower pace, and the Western Upstate is navigating a more substantial increase in available supply.

For buyers and sellers, understanding today's market increasingly means looking beyond regional averages and considering the conditions surrounding a specific location, price point, and property.
