☎️ Just got off the phone with three Upstate SC REALTORS® and here’s what they’re experiencing firsthand 👀
🏡 REALTOR® 1: Buyers are still getting outbid.
Even buyers offering over asking price are losing to cash buyers who are willing to waive inspections.
His buyers aren’t comfortable giving up that protection, as we always recommend getting an inspection, which can make it harder to compete.
🔨 REALTOR® 2: Inspections are killing some deals.
Her buyers are getting offers accepted, but inspections are uncovering costly issues.
When sellers won’t negotiate, buyers are walking away.
She’s even seen townhome and condo deals fall apart because HOA-managed repairs, like roofing or siding, couldn’t be resolved fast enough.
📉 REALTOR® 3: Buyers are waiting, comparing, and overthinking.
Some pre-approved buyers are checking interest rates every day but are afraid to lock because rates could drop tomorrow.
Others have so many homes to choose from that they’re dealing with decision fatigue.
Meanwhile, some sellers are waiting longer for an offer but still aren’t willing to negotiate much on repairs.
🤔 What does this mean for you?
If you’re buying:
More choices don’t always make buying easier. Know your priorities, and talk with your lender about what rate changes actually mean for your payment.
If you’re selling:
Getting an offer is only half the battle. If buyers have other options, being realistic about legitimate repairs could help keep your deal together.
