Buying or selling a home can be a very personal journey. You need someone in your corner who understands this. My love affair with real estate started as a teenager, but my journey began in 2010 with the purchase of my first home. I know how personal both buying and selling a home can be. Further, as a Certified Residential Appraiser, I know value. Whether you want to know if you are getting a goo

d deal as a buyer or you don't want to leave any money on the table as a seller, having a qualified specialist to assist you is a great first step. I moved to the Greenville area as a child and spent my youth here. After attending Clemson University (Go Tigers!), I moved away. But, after exploring other areas of the country, I returned to the Greenville area as I could think of no better place to raise my family in than Greenville. With its proximity to the mountains, short drive to the beach, its beautiful downtown, and its family-oriented culture, Greenville has become a top choice when choosing a city to settle down in. When I am not assisting buyers and sellers or managing my appraisal business, I enjoy spending time with my husband and children, cheering on the Clemson Tigers, volunteering at my daughter's school, and working on my many hobbies such as personal real estate investments, photography, and my pursuit of excellence! I would love the opportunity to help you on your real estate journey!

Most homeowners think appraisers are judging their home…
But they’re actually looking at something completely different—and getting this wrong can cost you thousands.

As both a Realtor and a Certified Residential Appraiser, I see this all the time. What feels valuable and what the market actually supports are often very different things.

If you're thinking about selling, this is something you want to understand before you price your home.

🎥 Watch the full breakdown below.

One of the biggest surprises in a home sale can be a low appraisal.

It’s something many sellers don’t expect and it can impact the entire transaction.

A low appraisal doesn’t just affect value on paper. It can influence financing, negotiations, and whether the deal moves forward as planned.

A few important things to understand:

• The appraisal is based on comparable sales, not the contract price
• If it comes in low, the buyer’s financing may be affected
• There are often options, but they depend on the situation

Having a strategy in place from the beginning can help you navigate this more smoothly if it comes up.

If you’re thinking about selling and want to better understand your home’s value, I’m always here as a resource.

Relocating out of the area is a big transition and selling your home is just one part of it.

If you’re planning a move, taking a little time upfront to think through your strategy can make everything feel more manageable.

A few key things to consider:

• Your timeline — how your move and sale will align
• Pricing — positioning your home correctly from the start
• Preparation — focusing on what actually makes a difference

With the right plan, you can avoid last-minute pressure and move forward with more clarity.

If you or someone you know is planning a relocation, I’m always here as a resource.

Not all home upgrades add value — and some of the most expensive improvements don’t always increase a home’s appraisal the way homeowners expect.

If you’re thinking about making updates, it’s helpful to step back and look at what actually matters from a market perspective.

A few key things to consider:

• Does the upgrade align with what buyers expect in your price range?
• Does it improve the home’s overall condition or functionality?
• Does it fit within the neighborhood, or over-improve the property?

When it comes to value, it’s not just about the upgrade itself — it’s about how your home compares to others in the market.

If you’re unsure where to focus, I’m always happy to help you think through a strategy that makes sense.

Buying or selling a home is rarely just a transaction — it’s often connected to a change in life, priorities, or direction. During those moments, clarity and steady guidance matter.

I’m Melanie, and I approach real estate with a calm, strategic mindset grounded in both experience and valuation expertise. My work focuses on helping clients navigate life transitions — including move-up and move-down decisions, relocation, divorce, and probate — with clear communication and thoughtful planning from start to finish.

My path into real estate began early, but formally started in 2010 with the purchase of my first home. Since then, my career has expanded to include both real estate brokerage and residential appraisal work. As a Certified Residential Appraiser, I bring a deep understanding of market value, pricing strategy, and the details that truly influence outcomes. This perspective allows me to guide sellers confidently and help buyers make informed decisions — without unnecessary pressure or noise.

I primarily work with sellers, while also representing buyers when it’s the right fit. My practice is intentionally structured to support clients who value preparation, transparency, and a steady approach — especially when decisions feel layered or emotionally charged.

Greenville has always felt like home. I spent much of my childhood here, returned after attending Clemson University, and ultimately chose to raise my family in this community. With its balance of natural beauty, strong neighborhoods, and thoughtful growth, Greenville continues to be a place where people come to put down roots — or thoughtfully begin something new.

Outside of work, I enjoy time with my husband and children, cheering on the Clemson Tigers, volunteering at my daughter’s school, and exploring creative and entrepreneurial pursuits, including personal real estate investments and photography.

Whether you’re navigating a transition or simply planning your next move, my goal is to offer real estate guidance that feels grounded, strategic, and steady — so you can move forward with confidence.
