Meanwhile, homeowners who locked in lower mortgage rates in years past aren’t too eager to sell and trade up to a pricier loan, which means there are fewer homes hitting the market. This creates a real stalemate: buyers are looking for more affordable payments, sellers are reluctant to give up their great rates, and things are moving more slowly than we’re used to. Active inventory rose about 4% year-over-year across the U.S., though that pace cooled for the first time in five weeks. Recently, the national median mortgage payment for new homebuyers dropped to $2,175. While that's a move in the right direction, it's still 2.2% higher than this time last year—reminding us all how important it is to understand the full picture when planning a home purchase. With average mortgage rates at 6.66%, affordability looks very different depending on where you are: Idaho and Nevada are currently among the least affordable states, while Louisiana and North Dakota top the list for affordability. My years of experience in Pitt County have shown me that every market has its nuances, and it's details like these that make a difference for buyers here in North Carolina.
