One of the things I enjoy most about working in land real estate is that you never really stop learning.

Every property brings a different combination of access, soils, utilities, zoning, topography, development potential, timber, water and countless other variables that can completely change the value or usability of the land.

This week I’ll be spending time with land professionals from across the Southeast at the Southeastern Land Conference in Wilmington, NC. These events are always a good reminder that the best land brokers aren’t just selling acreage, we’re constantly sharpening the knowledge needed to help people make better decisions with it.

Looking forward to a few days of learning, conversations and catching up with some great people in the land business.

Two properties in the Greenville / Spartanburg area can sit only a few miles apart and have very different values.

Access, sewer, utilities, zoning, topography, road frontage, surrounding development and highest and best use can completely change what a tract is worth — and what it can realistically become.

One of the things I enjoy about walking land is noticing the things you’d never see from a listing sheet.

I spotted these little purple flowers while walking a property recently and stopped to take a picture. They appear to be spurred butterfly pea, a native wildflower found in this part of the country.

Access, soils, utilities and development potential matter when I’m evaluating land—but sometimes it’s worth stopping for a minute and simply appreciating what’s growing there.

You never know what you’ll find walking a piece of Carolina land.

Sometimes you just have to stop and appreciate where you are.

I was recently out for an evening stroll in Holly Springs and this view stopped me for a minute.

Beautiful pasture, white fence, woods in the distance and the ambiance of the Carolina skies behind it all.

I spend a lot of my days studying what land is worth, what it can become, and how it can best be used.

But land doesn’t always need to be analyzed.

Many times it just needs to be appreciated.

Under all is the land.

Sometimes the most important things you notice while walking a property aren’t the things that photograph well.

We spotted this today while walking a property.

It’s the discharge from a French drain, but there’s a problem—the pipe currently comes out of the ground higher than the drainage point it’s supposed to serve. Water doesn’t care what the plans were. It follows gravity.

A pop-up emitter will be installed here to correct the discharge, but noticing something like this is important when evaluating a property.

Many people would walk right past it without knowing what they’re looking at.

My background in construction, development and land has taught me to look beyond acreage and appearance. Drainage, utilities, access, soils, topography and infrastructure can tell you a lot about a property—and sometimes a small detail can point to a much larger issue.

Walking land isn’t just about seeing the property.

It’s about understanding what you’re seeing.
