The following rates reflect what may be available when paying 1 discount point at closing:

30-year fixed, primary residence:
6.125% - 1.00 Point

30-year fixed, investment property:
6.375% - 1.00 Point

30 year, FHA/VA
5.875%- 1.00 Point

So what IS a discount point? 🤔

💰A discount point is an upfront cost equal to 1% of the loan amount that can help lower your interest rate. In many cases, that lower rate can reduce your monthly payment and save money over time.

💁🏼‍♀️ For example, on a $300,000 loan, 1 point would cost approximately $3,000 at closing. Depending on your loan program and how long you plan to stay in the home, paying a point could be a smart way to secure a lower rate and keep more money in your pocket each month.

MY BUYERS ARE OFFICIALLY UNDER CONTRACT IN CHERRY OAKS! 🏡✨

From our very first phone conversation, I immediately clicked with this sweet couple. What was supposed to be a quick call turned into a 40-minute conversation, and I knew right away we were going to make a great team.

After two heartbreaking losses in multiple-offer situations, they kept the faith, stayed patient, and trusted that the right home would come along at the right time. Yesterday, offer number three was accepted!

I could not be more excited for these two, as they purchase their very first home together. Watching them find "the one" makes all the ups and downs along the way completely worth it.

NOW we move on to inspections, financing, and all the details between contract and closing. Praying for a smooth journey, but for now I'm celebrating this huge milestone with them!

Sometimes the homes that get away are simply making room for the one that was meant to be. ❤️

Real estate isn’t just about buying your dream home. Sometimes it’s about finding solutions, when life takes an unexpected turn.

This property was facing an unfortunate foreclosure. Through a lot of prayer and patience, we were able to secure a cash buyer and a quick close, in order to preserve my seller’s equity. I’m so grateful I was able to help devise a path forward and turn a stressful situation into a more manageable one.

And an even bigger blessing…I negotiated additional time for this family to remain in the home, after closing, until their next residence is ready, providing a little extra peace of mind during a difficult transition.

While today’s closing wasn’t the ending my seller had dreamed of, it WILL be the fresh start she so desperately needs.

I am wishing my seller all the best in her next chapter 💕
