If you're thinking about buying a home in North Carolina, here's one of those terms we want you to understand before you're sitting at the table writing an offer:
DUE DILIGENCE MONEY. đľ
Basically, itâs money you pay directly to the seller when you go under contract. In return, you get a period of time to do your homeworkâinspections, investigations, all the things you need to feel comfortable moving forward.
Here's the part we REALLY want our buyers to understand:
đ The amount is negotiable.
đ It is generally paid directly to the seller and credited toward your purchase at closing.
đ If you terminate during the due diligence period, you can generally walk awayâbut the seller keeps the due diligence fee.
So when someone says, âHow much due diligence should we offer?â our answer isn't automatically a number.
We talk about the house, the competition, your situationâand most importantly, how much money you're comfortable putting at risk.
Shannon and I don't want you learning this stuff while you're trying to make a huge decision.
We want you to know it BEFORE you need it.
