11 competing offers, and my wonderful buyers were selected to call this beautiful place home!
Pro tip for other agents. If you write an offer, email it to the agent, tell them “offer sent,” and just wait, you are doing your client a tremendous disservice.
First - highlight the key points of the offer in the initial offer email. Show your professionalism up front so that the other agent knows that they want to work with you.
Second - tell the story. Why is this the perfect home for your buyers? Make that personal connection.
Third - don’t be afraid to let your clients know what it’s going to take to beat 10 other offers.
Fourth - pick up some amazing clients that are willing to do what it takes!

I'll say it again for the people in back.

This is NOT the same market as last year.
Is it a good time to buy? YES
Is it a good time to sell? YES

For the Greenville MLS, Week ending 3/31/2023

We saw very little notable change from the previous week, with all categories remaining stable.

Interest rates fell slightly, as we expect this trend to continue with decelerating inflation and a slowing economy.

For the Greenville MLS, Week ending 3/24/2023

We ended the week up in nearly every category except for one very important one - Mortgage rates, which are down roughly half a percent since the last update, giving buyers a little more purchasing power going into a hot spring market.

New listings, new contracts, and sold homes are up also, while the median list price fell slightly.

Takeaway - I generally judge market health by overall pending sales, which are up 62% since January and appear to be increasing steadily heading into the spring.

What a journey Julian, Rosa, and I had!
What began with a brief meeting nearly 2 years ago finally culminated with our first closing together. Through multiple changes in criteria, we were able to lock something down and get this wonderful couple relocated to the Upstate!

*MARKET UPDATE*
For the Greenville MLS, week ending 3/10/2023

While, overall, our active listings and total contracts decreased slightly, we added a few more homes to our inventory, creating a little more stability for buyers in this market. Total sold homes were down nearly 40% from the previous week, although new pending sales remain steady. The 30 year fixed rate continued to fluctuate, but ended the week down less than a tenth of a point.

Takeaway - This market is significantly more neutral than this time last year. While our inventory numbers still indicate a sellers market, buyers have many more options and negotiating power. This could be a prime season for new homebuyers entering the market.
