And honestly? It can completely change the game. đź‘€

If you’re buying a home around $300K using FHA or USDA financing… the seller may be able to contribute up to 6% toward your closing costs and rate buydown.

That’s up to 💰 $18,000 in seller credits.

Now here’s where it gets interesting 👇

Instead of chasing the lowest possible price…
you may actually benefit more by:

🏡 Finding a home that’s been sitting
📉 Had a price reduction
💲 Was originally around $300K but now listed closer to $280K–$282K

Then…

👉 Offer closer to the original list price
👉 Ask the seller for up to $18K in credits
👉 Use those credits to buy your interest rate down

⚠️ The catch?
The home still has to appraise at that higher value.

But if it works… the payment difference can be HUGE.

$300K purchase
FHA loan | 3.5% down

At 7.5% interest:
