🏡 Two Checks With an Offer—But They Do Two Very Different Jobs in North Carolina
If you’re preparing to buy a home, you may hear the terms due diligence fee and earnest money deposit. They are not the same:
• Due diligence fee: Paid directly to the seller for your negotiated due diligence period. It is generally nonrefundable, even if you decide not to move forward.
• Earnest money deposit: Usually held in a trust or escrow account. It may be returned if you properly terminate the contract within the agreed due diligence period, depending on the contract terms.
• Both amounts are negotiable: There is no single amount that is right for every buyer, home, or offer.
Before signing, make sure you understand how much money is at risk, every deadline in your offer, and what could happen if you terminate.
