Congratulations to my seller, B! Getting this home sold was both simultaneous a super overwhelming situation, as well as a big sigh of relief for her!
We went into the listing process knowing that there were some major problems with the home — a leak, mold, septic issues, and lots of updates needed. She did not have the money to address any of those issues, and needed to get out from under the house to get to a better living situation ASAP — for her overall physical, mental, and relational health!
We initially went under contract off-market, but that situation didn’t pan out. I always say that “things happen for a reason” and “the right situation will come along when it is meant to”. So we decided to put it on the market and see what the universe would bring us.
We’ve all heard the phrase “increase the surface area of your luck”, right? In real estate, this is where an agent that understands the market, the location, the condition, and the NUANCE of all of those things combined is vitally important. By pricing correctly, taking into account all that was mentioned above, our “surface area of luck” was definitely increased as evidenced by the 33 showings over 3 days, 5 total offers, and finally going under contract for $18k over list price!!! Boom.
