I had the wonderful opportunity to work with Mr. Dean Youmans and Mrs. Maria Youmans on selling one of their properties in Laurens. These two have been successfully operating in the rental business for quite some time and are truly exceptional people. I’m grateful for the chance to work with them and gained valuable insights throughout this transaction. When you’re experienced with older homes, it’s pretty common for unexpected challenges to pop up before closing—and this deal was no exception. You wouldn’t believe how low to the ground this home was constructed. There was literally just enough clearance for the HVAC ductwork and nothing more. Back then, homes weren’t designed with modern HVAC systems in mind. The system needed to be replaced, and we had to find the skinniest person available in Laurens to handle it (and I used to be that person when I lived there! 🤣). We hit a couple of bumps along the way, but everything worked out beautifully. By the end, I was joking with Mrs. Youmans that I’d become her fifth son! 🤣🤣 I’m thrilled for the buyer—this is her first investment property, and it’s in excellent condition and ready to rent. What a fantastic day in Pelzer yesterday! We are officially UNDER CONTRACT! This lovely home, situated on half an acre of non-HOA land, has new owners relocating from Colorado. It boasts plenty of space, a large garage, and an amazing outdoor living area featuring a spacious covered deck that overlooks a saltwater in-ground pool. I’m grateful to my sellers for maintaining the property so beautifully. They’ve moved to Asheville to be nearer to their grandkids. Honea Path! My client Zach has just gone Under Contract to purchase his very first home. I’m thrilled for him! We’ve been searching for a while, making two offers previously, but either got outbid or couldn’t reach an agreement. In the end, it all worked out perfectly as this one turned out to be the best of the three. It features a great layout, stunning hardwood floors, a garage, a flat lot with woods at the back, no HOA and is just minutes away from downtown Honea Path. Plus, it boasts two spacious bathrooms. My clients just purchased an incredible compound. It’s over an acre with three homes and a fantastic shop! I’m super excited for them. We’ve been collaborating for years, and they are definitely at the top of my VIP list. I can’t help but chuckle as I remember our first deal together, which was a house that sold for $20,000. I earned a $500 commission check before everyone else’s cut. That deal dragged on for months due to a clouded title. We persevered, and she transformed that place into a beautiful home that I was so proud to sell. I’m thrilled for you; this was a wonderful purchase with so much potential.
