A dear friend of mine, the founder of Once Upon A Table, shared this with me, and I had to share it with you too.

On Sunday, June 14 at 7 PM, Once Upon A Table and Riversong Grove are hosting a Nonprofit Networking Night at 6631 Geer Hwy. It’s a hands-on evening where we come together to assemble meal kits, protein jars, hygiene kits, and pet kits for neighbors who need them. Participation is free, and while donations are welcome, they are never required. Come as you are and help build the village we all need right now.

If you’d like to bring something, the list includes dried rice and beans, soft protein bars, peel-open tuna, peanut butter, dry dog and cat food, socks, sunscreen, deodorant, chapstick, travel-size toiletries, diapers, and wipes.

And if you would love to donate but can’t make it out, I’ve got you. Send me a message and I’ll come pick your items up. 💜

Y’all. I have to tell you about this one 💜

We toured this home before lunch with zero offers on the table. By that evening I had the listing agent on the phone 📞 doing what I always do before we write anything: getting a read on the seller. Turns out we were now in a multi-offer situation. A whole bidding war within just a few hours. That’s how quickly real estate can move. 💨

The seller called for highest and best. Here’s what most people miss: the highest offer isn’t always the best offer. Terms matter just as much as price. Sometimes more. We didn’t throw a number and hope. We built around what the seller actually needed.

And we won 🏆 My first time homebuyers are under contract AND walking in with equity on day one 🔑 Closing costs? Covered. My fee? Covered. A 1-year home warranty? Included. All from the seller. In a bidding war.💪🏽

Oh, and these two? First home this summer 🏡 wedding in December 💍 They’re not playing and I’m here for it! 🙌🏽
