But I think there’s a better question:

Sometimes waiting makes sense. Sometimes it doesn’t.

Before you fall in love with a model home, ask this: What am I seeing that’s actually included—and what costs extra?

A beautiful model shows you what a home can become.

That doesn’t necessarily mean everything you see is included in the starting price.

And upgrades aren’t bad. The question I want buyers to ask is:

Which of these choices would actually make my life in this home better?

That’s what Beyond the Model Home is about.

My September Greenville Snapshot is here.

One of the reasons I started creating these each month was because real estate isn’t just about houses. If you’re thinking about living in Greenville County, you’re choosing the community, the places you’ll spend your time, the location, and eventually the home itself.

This month’s Snapshot brings all of that together.

My husband and I spent some time doing something we genuinely love, simply parking and walking around downtown Greenville. We also stopped at The Farehouse in downtown Fountain Inn, where the food was incredible.

On the real-estate side, I’m sharing August’s Greenville County new-construction numbers: 40 median days on market and 4.3 months of supply. Those countywide numbers give buyers a starting point, but every new-construction community is different.

That’s also why this month’s buyer message is so important:

The right home is about more than the house.

A neighborhood’s amenity list doesn’t tell you everything about how it will feel to live there. And new construction doesn’t automatically mean cookie-cutter. Floor plans, standards, upgrades, communities and design choices can create very different experiences.

A home is more than bedrooms, bathrooms and square footage.

It’s morning coffee in your favorite spot. Family around the kitchen. The dog in the backyard. Having enough room when everyone comes over.

At the end of the day, the better question might be: Does this home fit the life you’re building?

Square footage tells you how much space a home has. It doesn’t tell you how that space will feel.

Is bigger always better?

The Rembert offers 3,190 sq. ft. and the Tyndall 2,325 sq. ft.—but the number alone doesn't tell you which home fits you better.

Square footage matters. How that space works for the way you live matters more.
