🏡 MYTH OF THE DAY: "Pre-qualified and pre-approved are the same thing."

They are not, and the difference can cost you a house.

Pre-qualified is an estimate. You tell a lender your income, debts, and rough credit picture — often through a website — and they tell you what you'd probably qualify for. Nothing has been verified. It takes about ten minutes and it's worth about that much to a seller.

Pre-approved means the lender actually pulled your credit, reviewed your income documentation, and committed to a specific loan amount subject to the property and final underwriting. That's a real letter backed by real review.

Why it matters in a competitive moment: when a seller is looking at two offers, the one with a genuine pre-approval from a known lender wins over a pre-qualification almost every time. Same price, different confidence.

And it matters for you, too. Plenty of buyers get pre-qualified for a number, fall in love with a house at the top of it, then find out during actual underwriting that the real figure is lower. That's a painful way to learn.

The practical move: get properly pre-approved before you start looking seriously. It takes an afternoon and some paperwork, and it means you can move the day you find the one.

Week ahead around Pitt County, with an honest weather note. 🌾

Figapalooza — Saturday, September 19, 9 a.m. to 2 p.m., Eastern Carolina Village & Farm Museum, 4570 County Home Road. Free admission. Fig plants, jams, local vendors, growing talks, kids' activities.

⚠️ Heads up: Saturday's forecast has gone from mostly dry earlier this week to about a 55% chance of rain. Check before you go — and today and tomorrow are beautiful if you're looking for an outdoor day instead.

Pitt County Fair — September 22 through 27, 3910 Martin Luther King Jr. Hwy. Parking is free. Gate admission is $10, and an unlimited ride wristband runs $35. Worth knowing: Tuesday has a carload special — $75 per car for up to six people, including admission and wristbands, which is the best deal of the week if you've got a full vehicle. There's also a Senior Day with free admission for 55+ from 11 to 2, and a Special Needs morning from 9 to noon that requires pre-registration.

Opening Tuesday also looks wet, so the back half of fair week is probably the better bet.

This is the stretch of the year that makes people fall in love with living here. Festivals, football, fair food, and finally some cool mornings.

Something different this Saturday, and it's free. 🌿

Figapalooza — September 19, 9 a.m. to 2 p.m., at the Eastern Carolina Village & Farm Museum, 4570 County Home Road in Greenville.

It's a fig festival. Which sounds like a niche thing until you realize figs are genuinely part of eastern North Carolina's agricultural history, and plenty of folks around here have a fig tree in the yard they inherited from a grandparent.

Fig plants and cuttings, jams and baked goods, local vendors and artisans, educational talks for anybody who wants to actually grow them, kids' activities, and raffle prizes.

And the forecast is cooperating — mid 80s and mostly dry.

The venue itself is worth the trip even if you don't care about figs. The Farm Museum is one of those Pitt County places people drive past for years without ever stopping.

We post about the big ones — the fair, the festivals, ECU. But the small local events are usually where you actually meet your neighbors. That's a real part of what makes a place home.

This is the week. ☀️

Look at the forecast: highs in the 80s, lows near 58, and zero percent chance of rain Wednesday, Thursday, and Friday. After the summer we had, that's a gift.

If house hunting has been on your list, there is not going to be a better week to do it. Here's why weather actually matters more than people think:

🔹 You'll actually walk the property. Nobody explores a back yard in 97 degrees or a downpour. You skip things and then wonder about them later.
🔹 You'll pay attention. Comfortable people notice details. Miserable people rush.
🔹 Everything shows better — and that cuts both ways, so look past the good light at the actual house.
🔹 You can drive the neighborhood in the evening without it being unpleasant, which is genuinely the most useful thing a buyer can do.

And the timing lines up. We're in that six-week fall window before the holidays slow everything down. Buyers out now have less competition than they've had since spring.

Big weekend around here — with one honest caveat. 🌿🏴‍☠️

Ayden Collard Festival, September 11–12. Fifty-plus years running. The Saturday parade at 10 a.m. is one of the biggest in the state, plus the collard eating contest, a 5K, carnival rides, and live music.

ECU's home opener vs. App State at Dowdy-Ficklen Saturday. First home game of the season, 50,000 people, the whole city in purple.

The caveat: Saturday's been showing a 75% chance of rain for four days running now. Friday, by contrast, looks great — low 90s and basically dry.

So if you're flexible: hit the festival Friday. If you're committed to Saturday, bring a poncho and check the radar before you leave. This is eastern NC — everybody here has waited out a shower under a vendor tent at some point.

These weekends are a big part of why people love living here. Cool mornings, festivals, football, and towns that still show up for each other.

The final walkthrough is not a formality. Treat it like one and it'll cost you.

This is the last look you get at the house before closing, usually within 24 hours of signing. Most buyers walk through in five minutes, feel excited, and leave. Here's what you should actually be doing:

🔹 Confirm agreed repairs were completed — and done properly, not patched over. Bring the repair addendum with you.
🔹 Run everything. Every faucet, every toilet, the dishwasher, the disposal, the HVAC on both heat and cool. Flip every light switch.
🔹 Open and close every window and exterior door. Movers and repair crews break things.
🔹 Check that what's supposed to convey is still there — appliances, light fixtures, that mirror, the shed. If it was in the contract, it should be in the house.
🔹 Look for new damage. Moving furniture out puts holes in walls and gouges in floors.
🔹 Check the crawlspace or basement if there's been rain since your inspection.
🔹 Make sure the house is empty and reasonably clean — including the garage and the attic. Sellers leave things.

If something's wrong, say so before you sign. Once you close, it's your problem. Your leverage exists for exactly one more day.

🏡 MYTH OF THE DAY: "Open houses are how houses get sold."

We host them. We'll keep hosting them. And we're going to be straight with you about what they actually do.

The reality: most homes don't sell to someone who walked through an open house. The overwhelming majority of buyers find the home online first, then schedule a private showing with their own agent.

Who actually comes to an open house:
🔹 Neighbors, curious about what your house is worth
🔹 Buyers early in the process who aren't working with an agent yet
🔹 People who like looking at houses on Sunday afternoons
🔹 Occasionally, a genuinely serious buyer

So why do them? Because that occasional serious buyer is real, because it generates activity that shows in the listing data, and honestly because sellers expect them. Those are fine reasons.

What matters far more: professional photography, accurate pricing, and getting the listing in front of buyers online — where they're actually looking.

The thing to avoid: an agent who pitches open houses as the centerpiece of their marketing plan. Ask instead about photography, pricing strategy, and how they'll handle the first two weeks. That's where your sale is decided.
