📈 The 2025 Greenville, SC Real Estate Market: A Snapshot through September 2025

After several years of a frantic seller's market, 2025 is the year of balance. The market is normalizing, creating a healthier, more sustainable environment for both buyers and sellers.

Due to the inconsistency of new construction numbers reported in the MLS, and in an effort to provide consistent data, the statistics below only reflect single-family resale homes in the Greater Greenville MLS through September 2025.

Here are the key numbers you need to know:

Number of Homes Sold: While we're not seeing the outrageous sales numbers that we experiences in 2020-2022, contrary to national reporting, home sales are UP in the Greenville area. Through September 2025, 7,610 single-family resale homes have sold year-to-date. Compare that to 7,287 in 2024 and 7,121 in 2023, but nothing quite like the 9,048 in 2021! To put that into perspective, we are back to pre-Covid numbers since 2018 saw 7,451 homes sold during the same time period.
Median Home Price: The median sale price in the Greenville area was $352,500 in September 2025 compared to $329,250 in September 2024. Year-to-date our median sale price is $341,000 in 2025, compared to $329,000 in 2024, and $312,400 in 2022. This reflects a modest, healthy appreciation from past years, avoiding the volatile swings seen in other cities. (Note: Prices can vary significantly between downtown Greenville, which can see prices over $500K, and surrounding suburbs like Simpsonville, SC or Taylors, SC)

Inventory is Up: This is the big story. The number of homes for sale has increased by over 40% compared to this time last year. For buyers, this means more choices and less pressure to make a split-second decision. For sellers, this means far more competition.

Days on Market (DOM): Homes are taking a bit longer to sell compared to recent years, with the average "days on market" climbing to around 40 days so far in 2025, compared to 35 days average in 2024, and 30 days in 2023. This is a return to a more traditional market pace, allowing for proper inspections and negotiations. Can you believe that 10 years ago in 2015, our average was 71 days, and in 2010, 94 days was the norm!

Sellers Are Negotiating: The "sale-to-list" price ratio has dipped to around 98%, which far more historically typical for our market compared to offers over asking in 2020 and 2021. In fact, prior to those years, we always hovered around a final sale price 3% below the list price. Currently, this means that buyers are successfully negotiating, and sellers are pricing their homes more strategically to attract the right offer.
