I love fall décor. But if your house is for sale, buyers still need to see the HOUSE. A few mums, a great wreath and some texture around the front door can make an entrance feel warm and welcoming. Too much décor can make photos busy, make porches feel smaller and distract from the features we actually want buyers noticing. The goal is “I want to live here,” not “a pumpkin truck overturned here.” 🎃

Fall in the Upstate doesn’t always announce itself with orange leaves. Sometimes it flies overhead. 🦅 Every September, thousands of migrating raptors make their way past Caesars Head, and that incredible overlook becomes one of the coolest places around Greenville to watch the season change. Bring binoculars, pack something to snack on, and look UP. This is exactly the kind of thing I love about living here. There is always something interesting hiding just beyond the usual Greenville favorites.

OFFICIAL SPG PERFORMANCE REVIEW: Following the long weekend, management conducted a thorough evaluation of office productivity. Smokey would like the record to reflect that he reported for duty, monitored all suspicious driveway activity, investigated incoming packages and remained available for emergency snack disposal. His review of the human staff was... less generous. Apparently there were unauthorized breaks, insufficient treat distribution and at least one incident involving someone leaving the house without him. HR has been notified. Unfortunately, Smokey is also HR. 🐾

25 years.

It’s hard to believe that much time has passed since a day so many of us can still remember so clearly.

We remember where we were. We remember the disbelief, the heartbreak, and the fear. But we also remember the heroes, the strangers helping strangers, and how, for a while, we were simply Americans standing together.

Today, I’m remembering the lives that were lost, the families who have carried that loss for 25 years, and the first responders and everyday people who showed incredible courage.

September 11, 2001 changed us forever.

This question starts showing up every year right about now. Summer ended, school started, and suddenly sellers wonder whether they should just wait until spring. Not necessarily. People buy homes because jobs change, families grow, leases end, relocations happen and life refuses to consult the real estate calendar first. The question isn’t “Did I miss summer?” It’s “What does my house need to compete in the market we have right now?” That’s a much more useful conversation.

Before you start blaming the thermostat when cooler weather finally shows up, check the doors. Run your hand around the edges, look for visible daylight and inspect the weatherstripping for cracks or flattened areas. It’s one of those tiny homeowner jobs that takes a few minutes and is much nicer to discover now than on the first actually-cold morning.
**Save this for your September house checklist, then go inspect the door you walk through every day and never actually look at. 😉

Tucked into the woods of northern Greenville County is a little piece of Upstate history that feels like you've stumbled onto something from another time.

Built in 1820, Poinsett Bridge is believed to be the oldest surviving bridge in South Carolina. Its beautiful stonework, Gothic arch, creek and surrounding woods make it one of those places that is worth slowing down and exploring.

It’s especially pretty as we head toward fall, when a walk through the woods sounds a whole lot better than standing in 95-degree sunshine. 😅

Whether you’re new to the Upstate or have lived here for years, this is one of those local spots that deserves a place on your Greenville bucket list.

OFFICIAL LABOR DAY WEEKEND MEMO: While some employees seem to believe a three-day weekend means relaxing, Smokey would like to remind everyone that real estate did not receive that memo.
🐾 Showings may still happen. Buyers may still fall in love with houses. Sellers may still have questions. And apparently someone still has to maintain acceptable treat inventory at SPG headquarters. Smokey has volunteered for exactly one of these responsibilities.

Q: The listing photos are gorgeous. Can't I tell if I like the house from those?
A: You can tell if you want to see it. That's different from knowing you want to live there. Photos can't tell you that the beautiful living room is darker than it looked online, that the bedrooms feel smaller in person, that traffic noise carries into the backyard or that the floor plan just feels awkward when you're standing in it. Great marketing should make you want to walk through the door. Your showing is where we find out whether the house actually deserves you.

Before you grab a bag labeled “fall fertilizer,” know what kind of grass is actually growing in your yard. Clemson Extension recommends that common warm-season grasses like Bermuda, centipede, St. Augustine and zoysia generally not receive nitrogen fertilizer after August 15 in our region, while tall fescue follows a different fall schedule. A soil test is an even better starting point because your lawn doesn't care how convincing the fertilizer bag looks. 😏

Save this before your next trip down the lawn-care aisle.
