2024 brought overwhelming demand from buyers driving median prices up by an average increase of 15% on the year and 27% in Q4. Inventory constraints continue to plague buyers. Expect a seller’s market well into 2025 barring economic headwinds that would chill demand.

Greenwich is in high demand, but inventory is still playing hard to get. Supply-demand imbalance continues to fuel upward price pressures despite softening rates. This market demands patience and flexibility from buyers, and rewards conservative pricing from sellers. We’re all looking forward to Super Bowl weekend - the unofficial kick off to the Spring Market (i.e. more inventory)! 🙏
