Westchester’s housing market settled into its typical late-summer pace in August, with activity cooling from July while pricing remained strong. The average sale price rose 12.9% YoY to $1.218M.

New listings fell to 545, down 7.5% YoY and sharply from 830 in July, while active inventory declined 6.7% YoY to 1,480 homes. Pending sales reached 595, up 7% YoY but down from 684 in July. Despite the seasonal cooling, supply remained tight at just 2.3 months at the close of August.

Homes continued to sell above asking price on average at 104.7% of list, down from July but still 1.4% higher YoY. Overall, August reflected a seasonal slowdown, while limited supply, strong pricing, and continued buyer demand kept the market competitive.

Greenwich just hit a new record. 📉

Only 82 single-family homes were available for sale in August — the lowest monthly inventory level on record.

And while inventory continued to disappear, buyer demand did the opposite:

• Pending sales jumped 52.4% year over year
• Homes averaged just 16 days on market
• Median sale price climbed to $3.9M, up 41% year over year

With just 17 new listings coming to market all month, competition for available homes remains exceptionally strong.

In Greenwich right now, it’s simple: limited supply + strong demand = a market that continues to move.
