I am delighted to report that tied for second place at this year’s Annual Gingerbread House Competition at

Last year we didn’t even place. This year we tied for second. Next year we win so big Santa Claus himself crowns us the winners. 🎅 👑

The esteemed .team judged the competition. We would have been the undoubted second place (instead of tied) but a scurrilous realtor who shall remain nameless built an unpermitted waterfront dock and parked 2 yachts. There wasn’t enough time to appeal to local zoning officials and we permitted the competition to proceed. 👩‍⚖️ 😑

All creative and architectural credit for our success belongs to who beautifully executed under pressure, as always. Creative. Resilient. And clearly on an upward trajectory, like Santa’s sleigh!🧑‍🎄 🦌🛷

SOLD! This historic home in Redding, CT is literally older than America. The home was built in 1767. The Declaration of Independence wouldn’t be signed until 1776, and our Constitution wouldn’t be ratified until 1789. 🇺🇸

And while everyone loves to appreciate an historic home, not everyone likes to buy one, which is why selling them isn’t always easy.

But through unique marketing and smart negotiation, we were able to find a buyer for this property and negotiate our way to happy sellers and buyers alike.

Our sellers were uniquely wonderful in how they executed on our recommendations to make the property even more appealing and were willing to stay open minded as we sold their unique home.

Just a taste here:

Overall the Connecticut housing market is very strong and very likely to continue on a similar trajectory for the foreseeable future. Buyer demand is undeniable with most properties receiving higher than asking price. Single family homes continue to outperform condos but the condo market in certain places like New Haven County are robust, to say the least.

Listings that are sitting on the market for extended periods of time may be many things, but they are all definitely this one: overpriced.

Unrealistic sellers hoping to receive an offer because they “have flexibility” are very much that: unrealistic.

Unrealistic buyers - those only looking to buy below asking - sit at the same table as their unrealistic seller friends.

It’s unlikely either is willing to pick up the bill.

We are now reporting 4 years worth of data on a monthly basis of what % over asking properties achieve.

Stop. Listen. This is important. At this point:

BUYERS EXPECT TO PAY OVER ASKING.
