Come to lunch with me at one of Colorado’s own 🥪

The founder, Jimmy Seidel, got the nickname “Snarf” in college, and he decided to stop searching for the perfect sandwich and just make it himself. He even spent two years working with a baker to perfect the house bread, and that recipe hasn’t changed since.

Nearly 30 years later, it’s still family owned and has grown to almost 60 locations, most of them right here in Colorado.

It was just named Colorado’s most iconic sandwich shop this summer, which honestly tracks.

Every location has its own custom artwork by a Colorado artist, so no two feel the same, kind of like how every neighborhood here has its own personality.

Everyone treats their retirement account like a jar with the lid glued shut.

There’s actually a door.

$10,000 for a first home, penalty free out of an IRA. Tax free too if it’s a Roth you’ve held five years or more.

You’ve got 120 days from withdrawal to use it, and “first-time” just means you haven’t owned a primary residence in the last two years. So more people qualify than think they do.

Check with your CPA. Then let’s see what you’re actually working with. 🏠

Los Dos Potrillos in Castle Rock had me at the mango margs and I stayed for the incredible view of the Rock.

Here’s what to order:

🥭 Mango margarita, obviously
🌶️ Anything smothered in their green chili
🍺 They brew their own beer, so try one

Sit where you can see the Rock. That view is half the meal.

Castle Rock keeps getting better, kind of like a house you drive past for years and then finally walk into. Different once you’re inside.

Dos Santos in Castle Rock was not on my radar until recently 🤤

KILLER tacos, a great marg, great happy hour specials. The one thing that truly makes this establishment stand out… the walk up stand for breakfast burritos. That’s what I’m going for next. 🙏

Colorado’s #1 Yelp-rated restaurant is a hot dog stand in Littleton. And I ordered the weirdest thing on the menu. 🥒🌭

The Fried Pickle Dog at Harley’s is exactly what it sounds like and somehow better. Crunchy, briny, ridiculous. 10/10.

Also worth knowing: Harley’s has been on W Littleton Blvd for 11+ years, family owned, and they’ve quietly pooled tips to serve over 10,000 meals to neighbors in need. Support the good ones.

Let me be clear: CHFA and MetroDPA are legit programs that get people into homes.

But if you’ve got the down payment saved and someone’s still steering you toward assistance? Ask who gets paid on that loan. 👀

What the flyer doesn’t tell you:

🚩 The rate premium — DPA loans often run .25–.5% higher. On a $500K home that’s $100+/month, every month, indefinitely.

🚩 The refi trap — many of these second liens are due IN FULL when you refinance. Rates drop, everyone else refis, and you’re stuck writing a $15-20K check just to participate.

🚩 The forgiveness clock — some options forgive after 3 years… unless you sell or refi first. Know which version you’re signing.

When DPA does make sense: when the alternative is renting two more years while the Denver metro appreciates without you. Waiting usually loses that math.

I run this math WITH my buyers before we pick a program because the cheapest path into your home isn’t always the one with “assistance” in the name.

Save this for when you start your home search. Send it to the friend who keeps saying “just use CHFA.” ⬇️
