When you get a home inspection in Colorado, there are 3 things I always tell my clients to pay extra attention to.

1. Foundation
Colorado's expansive soil causes more foundation issues than most states. Cracks, settling, water intrusion. These are not cosmetic — they're structural, and they're expensive.

2. Roof
Colorado hail is no joke. How old is the roof? Is there storm damage? A new roof in Colorado runs $15K–$30K. That's a negotiation point you need to know BEFORE you make your offer.

3. Radon
Colorado has some of the highest radon levels in the country. Every home should be tested. Mitigation is relatively affordable — $1,500–$2,000 — but you need to know before you close.

None of these are dealbreakers by themselves. But they're things you need to know so you can make an informed decision.

You do NOT need $50,000 to get your home ready to sell.

One of the biggest fears I hear from sellers: "I need to dump $50K into my house before I can list it."

That is almost never true.

Here's what actually moves the needle:
▪ Fresh paint in neutral colors — a few hundred dollars, makes the entire house feel new
▪ Deep clean — carpets and windows
▪ Declutter — and I mean REALLY declutter, not just reorganize
▪ Updated light fixtures + cabinet hardware

All of this can be done for under $2,000 total. And it can add tens of thousands in perceived value.

After 24 years of helping sellers prep their homes, I can tell you: the ROI on small, smart updates is almost always better than the ROI on a full renovation before selling.

Work smarter, not harder. That's the mission.

Should you lock your rate right now, or wait and see if rates come down?

Great question. I get it every single week.

Here's the honest answer: nobody — and I mean nobody — can predict exactly where rates are going.

But here's what I tell every client. If you found a home you love and the monthly payment works for your budget, lock it.

Why? You can always refinance later if rates drop. But you can't go back in time and buy the house that sold to someone else while you were waiting.

In 24 years doing this, the people who wait for the perfect rate often end up paying more for the house — because prices went up while they were sitting on the sidelines.

Marry the house, date the rate.

Lock it. Love it. Refinance later.

If you're a veteran and you believe any of these three myths about VA loans, you're leaving money on the table.

Myth 1: VA loans are harder to close.
False. VA loans close at the same rate as conventional. The issue is usually agents who don't understand the process — not the loan.

Myth 2: You need perfect credit.
Not true. Minimum credit score is 580. That's lower than most conventional programs. And VA loans = no PMI, no down payment, competitive rates.

Myth 3: You can only use it once.
Wrong. Your VA benefit is a LIFETIME benefit. Use it again, and again, and again. In Colorado, the VA loan limit is $832,000.

As a Marine Corps veteran myself, I've walked this road twice. I know the VA process inside and out — because I've lived it.
